{"id":10757,"date":"2022-08-18T14:43:00","date_gmt":"2022-08-18T21:43:00","guid":{"rendered":"https:\/\/essential.construction\/news\/?p=10757"},"modified":"2022-08-18T14:43:00","modified_gmt":"2022-08-18T21:43:00","slug":"the-most-recession-proof-sectors-for-construction","status":"publish","type":"post","link":"https:\/\/essential.construction\/news\/the-most-recession-proof-sectors-for-construction\/","title":{"rendered":"The most recession-proof sectors for construction"},"content":{"rendered":"<p>Whether a recession hits the economy in the near term remains under debate, but industry experts suggest <a href=\"https:\/\/www.constructiondive.com\/news\/recession-prepare-for-construction-contractors\/629703\/\" rel=\"nofollow noopener\" target=\"_blank\">now is the time<\/a> for construction firms to prepare to weather a slowdown.<\/p>\n<p>That means contractors should know which sectors are expected to fare the best during a downturn and to make sure they have plenty of recession-resistant work on the books.<\/p>\n<p>Construction leaders \u201cought to look at what are the segments of work that are more likely to be reliable in an economic downturn and are their firms well positioned to take advantage of that work,\u201d said Brian Turmail, vice president of public affairs and strategic initiatives at the Associated General Contractors of America.<\/p>\n<p>Publicly funded or subsidized construction projects will remain the safest bet for contractors in a downturn, said Turmail. Public buildings like schools and healthcare facilities should also be insulated from a downturn, said Richard Branch, chief economist for Dodge Data &amp; Analytics.<\/p>\n<p>For example, <a href=\"https:\/\/www.whitehouse.gov\/wp-content\/uploads\/2022\/08\/California-BIL-Fact-Sheet.pdf\" rel=\"nofollow noopener\" target=\"_blank\">California is set to receive $9.2 billion<\/a> from the Infrastructure Investment and Jobs Act, with 250 specific projects identified for funding. That includes $8 billion for investment in roads, bridges, public transit, ports and airports. <a href=\"https:\/\/www.whitehouse.gov\/wp-content\/uploads\/2022\/08\/Texas-BIL-Fact-Sheet.pdf\" rel=\"nofollow noopener\" target=\"_blank\">Texas will receive $8 billion<\/a>, with 260 specific projects identified for funding.<\/p>\n<p>The White House released fact sheets earlier this month detailing the rest of the <a href=\"https:\/\/www.constructiondive.com\/news\/white-house-releases-infrastructure-act-law-iija-progress\/628878\/\" rel=\"nofollow noopener\" target=\"_blank\">progress of the IIJA<\/a>. By next year, those funds should be dispersed to contractors, said Nick Grandy, construction and real estate senior analyst at RSM US, a Chicago-based audit, tax and consulting firm.<\/p>\n<p>\u201cIIJA funds are slated to flow to the majority of programs by the end of 2022,\u201d said Grandy. \u201cMeaning the valve will open up to infrastructure contractors in 2023.\u201d<\/p>\n<p>Turmail added contractors could consider targeting areas of the country where electric vehicle plant construction is booming, especially off the back of the passage of the <a href=\"https:\/\/www.constructiondive.com\/news\/52-billion-chips-act-boon-construction-challenges-remain\/628789\/\" rel=\"nofollow noopener\" target=\"_blank\">$52 billion CHIPS Act<\/a> and the Inflation Reduction Act.<\/p>\n<p>\u201cIt\u2019s safe to assume that there will be a lot of economic activity around the places where electric vehicles and their components are being manufactured,\u201d said Turmail. \u201cPlaces like Tennessee, Kentucky, Georgia [and] Texas are places that have a lot of EV activity. Those markets are likely to still have strong demand for a range of related construction activities even in a downturn.\u201d<\/p>\n<p>On the flip side, non-infrastructure related work, particularly private construction, will sustain the brunt of any economic slowdown. Some sectors are already struggling due to lingering effects of the COVID-19 pandemic.<\/p>\n<p>Spending on office and hotel projects, for instance, has gone down significantly since the start of the pandemic, <a href=\"https:\/\/www.constructiondive.com\/news\/did-us-economy-sink-into-a-recession\/628599\/\" rel=\"nofollow noopener\" target=\"_blank\">according to the U.S. Census Bureau data<\/a>. For example, <a href=\"https:\/\/www.constructiondive.com\/news\/amazon-pulls-back-pauses-office-towers-bellevue\/627404\/\" rel=\"nofollow noopener\" target=\"_blank\">Amazon paused construction<\/a> in July on five office tower projects and will hold off on plans for a sixth in Bellevue, Washington.<\/p>\n<p>Indeed, while the question of whether and when a recession will take place is still unanswered, if it does happen, \u201cthe pain point will come from the private sector,\u201d said Turmail. Commercial contractors that work in the private sector will be at the mercy of their client\u2019s budgets, added Grandy.<\/p>\n<p>\u201cThe largest pain points for contractors, if we entered a sustained recession, would likely be dependent on how diversified their projects are across various sectors,\u201d said Grandy. \u201cNonresidential, aside from infrastructure, will again be dependent on allocation of the contractor\u2019s portfolio.\u201d<\/p>\n<p>Branch said most commercial segments could see an outright decline in construction.But one potential bright spot on the private side is manufacturing, which should continue its <a href=\"https:\/\/www.constructiondive.com\/news\/manufacturing-warehouse-demand-construction-cbre-exec\/628977\/\" rel=\"nofollow noopener\" target=\"_blank\">solid performance<\/a>.<\/p>\n<p>Branch said the manufacturing sector is \u201clikely to not see significant deterioration\u201d in its current growth trajectory.
