The Glen Park neighbourhood in central Toronto offers a variety of housing options well-serviced by multiple means of transit. One of several proposed developments for the area is a new one at 280 Viewmount Avenue<\/a>, located a block from Glencairn subway station. Altree Developments<\/a> has submitted a Zoning By-law Amendment application for a new mixed-use building at the site.<\/p>\n

At the northeast corner of Viewmount Avenue and Marlee Avenue, the site is an assembly of two properties municipally known as 278 and 280 Viewmount Avenue. The former is home to a single-storey detached dwelling, while the latter a mixed-use building standing two storeys. The site is approximately 1,590m\u00b2 in area. \u00a0<\/p>\n

Standing 113m with 33 storeys and 342 residential units, the proposed design by\u00a0Graziani + Corazza Architects<\/a> would transform the site in what the proponents describe as in line with future developments planned for the area. The proposal calls for a podium of four storeys with about 296m\u00b2 of ground floor retail space that customers would enter via Marlee Avenue. Residents would find the entrance and lobby at the southwest corner of the site off of Marlee Avenue.<\/p>\n

The design includes indoor amenity spaces on floors two, five, and seven, with outdoor amenities on the fifth and seventh levels, for a total of 1,368m\u00b2 evenly divided between indoor and outdoor space. The proposed building design includes step-backs at the top of the fourth and sixth floors, with the tower pushed towards the intersection. A green roof would be found at the top of the building.<\/p>\n

Vehicles entering from Viewmount Avenue would have four levels of underground parking with 85 parking spaces, along with 387 bicycle parking spots at grade. Bicyclists have a bike lane running along Marlee Avenue. Those commuting by car are well-serviced by close access to the Allen Expressway and Highway 401.<\/p>\n

For public transit users, the subject site offers numerous options. The site is about 150m west of Glencairn station on the University Line 1 subway. It is also approximately 1.0km north of Eglinton West station, soon to be renamed Cedarvale when the interchange with Eglinton Line 5 opens. There are also two bus routes that lead to Yorkdale and Davisville stations.<\/p>\n

The proposal notes that 280 Viewmount Avenue is close to numerous neighbourhood parks, and is south of the Lawrence Allen Centre Shopping Mall. Marlee Avenue is characterized by low and mid-rise commercial and residential buildings, while five other nearby development applications for residential and mixed-use buildings range from 4 to 28 storeys high.<\/p>\n

The Glen Park neighbourhood is but one of many areas in the midst of transformation and intensification across Toronto. The proponents argue that its prime location for public transit and drivers is a standout feature, and the proposed design for 280 Viewmount Avenue is a step towards better utilizing the space for the community.<\/p>\n
