There are now numerous redevelopment plans for the area around the Bramalea City Centre shopping mall which, especially on properties adjacent to the mall.\u00a0Southgate, the &#8216;E and F streets&#8217; phases of Bramalea, is populated by structures mostly dating back to the <a rel=\"nofollow noopener\" href=\"https:\/\/wahi.com\/ca\/en\/neighbourhoods\/ontario\/gta\/brampton\/avondale-southgate\" target=\"_blank\">1970s<\/a>, and an application a little further from the shopping mall here is for Official Plan Amendment and Zoning By-law Amendment. Submitted by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/humphries-planning-group-inc.44401\" target=\"_blank\">Humphries Planning Group Inc<\/a> on behalf of <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/anclare-holdings.51152\" target=\"_blank\">Anclare Holdings<\/a>, the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/southgate-plaza-redevelopment-brampton.51153\" target=\"_blank\">Southgate Plaza Redevelopment<\/a>\u00a0would lead to four new towers.<\/p>\n<p><imgx alt=\"700 Balmoral Drive, designed by Architecture Unfolded for Anclare Holdings\" class=\"image-display_default\" data-entity-type=\"file\" data-entity-uuid=\"insert-display_default-a028facd-ba0e-402e-8ea7-426234255b94\" data-insert-attach=\"{\" id=\"\" data-insert-class=\"image-display_default\" data-insert-type=\"image\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/02\/51180\/51180-153677.jpeg\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/02\/51180\/51180-153677.jpeg', true, ''); return false;\" title=\"Looking northwest to 700 Balmoral Drive, designed by Architecture Unfolded for Anclare Holdings\"\/><span class=\"image-description\">Looking northwest to 700 Balmoral Drive, designed by Architecture Unfolded for Anclare Holdings<\/span><\/p>\n<p>This would mean a major redevelopment for the site located 700 Balmoral Drive. The land is about 19,000m\u00b2 in size and is found on the northwest corner of Eastbourne Drive and Balmoral Drive, northwest of Torbram Road and Steeles Avenue. The two podiums would each connect two of the towers. The design by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/architecture-unfolded.7956\" target=\"_blank\">Architecture Unfolded<\/a> has towers with 10, 12, 18, and 20 storeys, with the largest of them standing 29.5m. The buildings would be substantially mixed-use, featuring about 67,937m\u00b2 of residential gross floor area, alongside 4,613m\u00b2 of commercial use.<\/p>\n<p>A mix of indoor and outdoor amenities is proposed, with 360m\u00b2 in the buildings and 2,226m\u00b2 outside on the rooftop of the third floor. The site would have two access points: the southwestern end of the property at Balmoral Drive, and the midway point of the site on the east side at Eastbourne Drive. Despite the site&#8217;s one-bus direct connection to Bramalea GO station or to Bramalea City Centre, the suburban nature of the area means that approximately 1,365 parking spots are proposed within two levels of underground parking. The surrounding area has undergone changes over the years that include residential intensification and many commercial and institutional buildings. The Planning Justification Report gives an overview of three examples of mixed-use and high-rise developments being proposed. The proposal notes the potential for the site, given the population growth and under-utilized commercial spaces.
