Powered by UrbanToronto\u2019s exclusive data service, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/Pro\/\" target=\"_blank\">UTPro<\/a>, this week\u2019s data set was generated through an <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/reports\/\" target=\"_blank\">MLS Zone Report<\/a>, instantly compiling a list of all projects located within Zone C09, encompassing Toronto\u2019s Rosedale neighbourhood and its\u00a0surroundings.<\/p>\n<p>C09 is one of the city\u2019s more compact zones, scaled to accommodate the density of listings associated with its central location. The zone is bordered by Bloor Street East to the south, Yonge Street to the west, and the Moore Park Ravine to the east, while the north border is defined by Mount Pleasant Cemetery. The zone is predominantly low-rise residential but features prominent stretches of mixed-use area lands on the north side of Bloor Street East, the east side of Yonge Street, and along St Clair Avenue East between Yonge and David Balfour Park. Working within this zoning framework, development has seen success in delivering high-density residential and mixed-use projects along the major corridors and their immediate side streets.<\/p>\n<p><imgx alt=\"UTPro Instant Report, MLS Zone C09 includes 24 projects surrounding Toronto's Rosedale Neighbourhood\" class=\"image-display_default\" data-entity-type=\"file\" data-entity-uuid=\"insert-display_default-4d72f5eb-ec55-4545-9c4b-bfba8ecd9711\" data-insert-attach=\"{\" id=\"\" data-insert-class=\"image-display_default\" data-insert-type=\"image\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/04\/51958\/51958-156209.jpg\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/04\/51958\/51958-156209.jpg', true, ''); return false;\" title=\"Map of MLS Zone C09 with pins identifying 24 projects in the Zone, image from UTPro Instant Report\"\/><span class=\"image-description\">Map of MLS Zone C09 with pins identifying 24 projects in the Zone, image from UTPro Instant Report<\/span><\/p>\n<p>Turning over to the findings of our <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/reports\/\" target=\"_blank\">MLS Zone Report<\/a>, we identified a total of 25 projects in Zone C09, with the following distribution: 3 projects were listed as complete, 7 were listed as currently under construction, and the remaining 15 projects all fell into the pre-construction group.<\/p>\n<p>Investigating what some of these projects look like, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/w-hotel-toronto-0.39493\" target=\"_blank\">The W Hotel<\/a> represents the most current form of development in the zone, after opening officially in the spring of last year. The revitalization project transformed the stiff condition of part of the Hudson\u2019s Bay Centre\u2019s south elevation, adding some life to the concrete street-wall (including an exterior elevator that glows orange at night) while renovating 225 hotel suites and adding new restaurants and bars to accommodate visitors and locals in the affluent Yorkville neighbourhood, demonstrating that reinvestment can improve the built context.<\/p>\n<p><imgx alt=\"The W Hotel Toronto, infill hotel development in Downtown Toronto designed by architects-Alliance for Larco Investments\" class=\"image-display_default\" data-entity-type=\"file\" data-entity-uuid=\"insert-display_default-49c8495d-a25b-4944-b8f9-0bd5a4ead8c4\" data-insert-attach=\"{\" id=\"\" data-insert-class=\"image-display_default\" data-insert-type=\"image\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/04\/51958\/51958-156173.jpeg\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/04\/51958\/51958-156173.jpeg', true, ''); return false;\" title=\"Looking up at The W Hotel Toronto on Bloor Street East, image by UT Forum contributor Benito\"\/><span class=\"image-description\">Looking up at The W Hotel Toronto on Bloor Street East, image by UT Forum contributor Benito<\/span><\/p>\n<p>Under construction currently is one of the few projects that has been approved in the C09 Zone that doesn\u2019t have an address within 200 metres of Yonge Street; <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/no7-rosedale.22922\" target=\"_blank\">No7 Rosedale<\/a>. The Hariri-Pontarini-designed project is on the luxurious end of the development spectrum, offering only 26 boutique suites within two four-storey mid-century inspired buildings that back onto the Rosedale Valley ravine. Proposing towers of 41 and 49 storeys, the project on the Canadian Tire site would replace the existing store with a new one while putting parking underground and adding new uses.
