{"id":16372,"date":"2023-04-30T22:26:02","date_gmt":"2023-05-01T05:26:02","guid":{"rendered":"https:\/\/essential.construction\/news\/300m-norwich-anglia-square-scheme-finally-approved\/"},"modified":"2023-04-30T22:26:02","modified_gmt":"2023-05-01T05:26:02","slug":"300m-norwich-anglia-square-scheme-finally-approved","status":"publish","type":"post","link":"https:\/\/essential.construction\/news\/300m-norwich-anglia-square-scheme-finally-approved\/","title":{"rendered":"\u00a3300m Norwich Anglia Square scheme finally approved"},"content":{"rendered":"<p> <a href=\"https:\/\/essential.construction\/files\/membership-default-internal\/\" class=\"memberhide\"><img decoding=\"async\" src=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/01\/20220718_175041000_iOS.jpg\" alt=\"-\"><\/a><br\/><br \/>\n<\/p>\n<div>\n<p>The firm was forced back to the drawing board to completely overhaul its original proposal after the Secretary of State intervened over-turning the City Council\u2019s previous planning approval decision to redevelop the 11.5 acre site.<\/p>\n<p>Resolution to approve Weston Homes\u2019 latest scaled-down hybrid planning application allows the developer to take over ownership of the Anglia Square site from current landowner Columbia Threadneedle.<\/p>\n<p>Although there are several hurdles to be finalised, Weston Homes anticipates that now it will start the phased redevelopment within the next few months.<\/p>\n<p>The \u00a3300m development will reinstate the historic street pattern that existed during the Victorian era, to deliver a new neighbourhood in the place of the old shopping centre for Norwich.<\/p>\n<div class=\"break-out-box\">\n<h3>Costings<\/h3>\n<hr>\n<p>The project is expected to cost around \u00a3220m to build over four phases lasting nearly nine years<\/p>\n<p>Estimated demolition costs are \u00a314.5m, split between \u00a35.4m between the area for the detailed planning application plus a further \u00a39.1m for the remainder of the area in later phases .<\/p>\n<div id=\"attachment_474300\" class=\"wp-caption aligncenter\"><a rel=\"nofollow\" href=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/Screenshot-2023-04-27-at-23.17.16.png\"><\/a><\/p>\n<p class=\"wp-caption-text\">(l-r) Existing shopping centre site in the north of the city centre and the planned housing-led redevelopment<\/p>\n<\/div>\n<\/div>\n<p>During the construction, the development will create over 2,200 jobs.<\/p>\n<p>The project will see 14 new building blocks ranging in height from 3 to 8 storeys, which are designed around inner courtyards, a public square and a network of pedestrian streets.<\/p>\n<p>The new plans represent a 35% reduction in the overall floorspace, with the original 20-storey tower plan axed, and 52% of the residential dwellings now dual aspect, compared to 30% previously.<\/p>\n<div id=\"attachment_474303\" class=\"wp-caption aligncenter\"><a rel=\"nofollow\" href=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/VutTU5hQ-scaled.jpg\"><img decoding=\"async\" loading=\"lazy\" class=\"wp-image-474303 size-full\" src=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/VutTU5hQ-scaled.jpg\" alt=\"-\" width=\"2560\" height=\"1441\"><\/a><\/p>\n<p class=\"wp-caption-text\">Plans for Anglia Square designed by architect Broadway Malyan<\/p>\n<\/div>\n<p>The scheme will also include 8,000 sq m of non-residential floorspace in addition to a community hub, community hall and new employment floorspace.<\/p>\n<p><a rel=\"nofollow\" href=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/4Vl8RhiQ-scaled.jpg\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-474305\" src=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/4Vl8RhiQ-scaled.jpg\" alt=\"-\" width=\"2560\" height=\"1446\"><\/a><\/p>\n<p>There will be up to 450 car parking spaces, 1,888 new cycle bays, a North\/South cycle path through the site, and 200 trees planted. A further 1.2km of new hedging and ecological features contributing to an +85% biodiversity net gain.<\/p>\n<div id=\"attachment_474299\" class=\"wp-caption aligncenter\"><a rel=\"nofollow\" href=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/CkxbUJuY-scaled.jpg\"><img decoding=\"async\" loading=\"lazy\" class=\"wp-image-474299 size-full\" src=\"https:\/\/essential.construction\/news\/wp-content\/uploads\/sites\/15\/2023\/04\/CkxbUJuY-scaled.jpg\" alt=\"-\" width=\"2560\" height=\"1440\"><\/a><\/p>\n<p class=\"wp-caption-text\">The new scheme will deliver buildings with contrasting red, white and flint grey brick.
