With a growing list of successful developments under their belt, Originate Developments<\/a> is on the cusp of launching their largest project to date, Reside on Richmond<\/a>, with their longtime partners Harlo Capital<\/a>. Designed by Kirkor Architects Planners<\/a>, the 18-storey building recently received approval for rezoning from Toronto City Council, and is now on its way to delivering a new residential future for the southwest corner of Richmond and Bathurst streets, a prominent and lively intersection abutting Toronto\u2019s Fashion District.\u00a0<\/p>\n

Slated to offer 216 new units, Reside on Richmond creates new housing opportunities in a sought-after pocket of Downtown Toronto. With extensive street frontage along Bathurst Street and close proximity to both the commercial strips along Queen Street West and King Street West, the project offers future residents the opportunity to enjoy the City\u2019s most popular area to eat, work, and play.\u00a0<\/p>\n

The site already enjoys exceptional connectivity to the rest of the city through surface transit, and will in a few years be steps from the King-Bathurst station on the new Ontario Line. It is also located directly adjacent to some of the safest and most established bike lanes in the Downtown Core, on Richmond and Adelaide Streets.\u00a0<\/p>\n

While the surrounding area and existing amenities provide plenty for residents to enjoy, the project also intends to make some contributions of its own to the active and high-traffic streetscape. Along with its residential programming, Reside on Richmond will offer nearly 600m\u00b2 of retail space fronting Bathurst Street, highlighted by a corner unit repurposing the existing heritage building.<\/p>\n

This heritage building, at the corner of Richmond and Bathurst Streets, is also a key element of the design for the rest of the building. To the south and east, a podium forms around the heritage property, using brick-faced cladding to complement the local historic materiality. On the east elevation, the podium\u2019s height is scaled to match the neighbouring mid-rise building to the south, while on the north elevation, the shorter podium with a terraced massing acts as a transitional volume between the 18-storey building and the single family homes to the west.\u00a0<\/p>\n

The tower volume, meanwhile, is made distinct from the podium through the use of a window wall glazing treatment. Stepping back from the podium at all sides, the glass tower\u2019s reserved massing and expression work to minimize the impact of the tall structure on the surrounding context while still accomplishing the delivery of meaningful density.<\/p>\n

With 216 units available, Reside on Richmond will offer a selection of layouts ranging in size from studio to three-bedroom. Looking at the breakdown, the building will feature 9 studios, 102 one-bedroom units, 82 two-bedroom units, and 23 three-bedroom units. Details of the suite design, however, as well as the design for the rest of the interior spaces, have not been released to date.<\/p>\n

Now that the project\u2019s rezoning application has been approved, the partnership of Originate and Harlo are preparing for the launch of Reside on Richmond this Fall\u2026 but hitting the market won\u2019t be the only milestone on this project\u2019s horizon; with construction permits currently under review, the project is also targeted to break ground before the end of the year.\u00a0<\/p>\n
