The 10-storey office scheme at the southern end of Berkeley Square will be constructed with a \u2018sway frame\u2019 structure to extend the building\u2019s potential for re-use.<\/p>\n

Designed by architects AHMM with a \u2018long life and loose fit concept\u2019, this structural design allows larger floor plates and a centralised core that can be adapted and re-used for future owners without requiring the building to be demolished.<\/p>\n

The building\u2019s core is intended to be secondary to the building\u2019s stability and can therefore be retrofitted in the future without affecting the integrity of the primary structure.<\/p>\n<\/div>\n

Developer CO\u2014RE and asset manager Audley Property are bringing forward the 225,000 sq ft offices, with 14,000 sq ft of shops and restaurants at ground level.<\/p>\n

Project Aleph as it is known is targeting both BREEAM Outstanding and WELL Platinum ratings to promote sustainability and enhance occupier wellbeing.<\/p>\n

Openable windows will provide fresh air, with floor to ceiling heights maximising daylight.<\/p>\n

The redevelopment will also include an outdoor rooftop terrace and balconies on every floor overlooking Berkeley Square.<\/p>\n

Ged Simmonds, Managing Director of Offices for Mace Construct, said that enabling works are now underway, with the project scheduled to complete in 2028.<\/p>\n<\/p><\/div>\n
