In this edition of the UTPro Instant Report<\/a>, we are focussing on the Thorncrest Village neighbourhood of the Markham region, located around Warden Avenue and Highway 7.\u00a0Through our\u00a0Custom Location Report<\/a>, powered by data from our\u00a0UTPro<\/a>\u00a0service, today\u2019s report is specifically centred around the area surrounding 11 Cedarland Drive. This region is a dynamic blend of residential, commercial, and public spaces, and it’s experiencing a significant increase in density.\u00a0<\/p>\n

West of Downtown Markhmam<\/a>, the Thorncrest Village area is becoming a hub of high-density development. Our Custom Report reveals a total of 14 projects in this area, with 9 in pre-construction, 3 under construction, and 2 recently completed. These projects are set to add a total of 15,308 new residential dwellings to the local housing market.<\/p>\n

Among the recently completed projects, York Condos<\/a>\u00a0stands out. This mixed-use development, designed by BDP Quadrangle<\/a> for Remington Group<\/a>, features three buildings of 15, 12, and 7 storeys, adding a total of 523 new residential units to the neighbourhood.<\/p>\n

Currently under construction is Riverview Condos<\/a>, a part of the Uptown Markham development. Designed by Kirkor Architects Planners<\/a> for the Times Group Corporation<\/a>, Riverview Condos consists of three signature towers offering lavish condominium living brimming with modern luxury and high-end features. The project is set to add 1,042 new units to the local housing market, further enhancing the area’s density.<\/p>\n

One of the most ambitious pre-construction projects in the area is Panda Markham<\/a>. This five-tower condominium project, designed by Hariri Pontarini Architects<\/a>,\u00a0proposes a staggering height of 48 storeys for its tallest building. The development is set to bring 2,206 new units to the local housing market, contributing significantly to the increasing density of the neighbourhood.<\/p>\n

The data from our Custom Report unveils some compelling trends in the Thorncrest Village neighbourhood, particularly around 11 Cedarland Drive. The average building height in the area is approximately 13.58m, but the maximum height soars to an impressive 55 storeys. This stark contrast is a clear sign of the area’s ongoing transformation.<\/p>\n

Furthermore, the densification of the area is not just vertical, it’s also reflected in the number of new homes being added. With a total of 15,308 new residential units planned across all projects, the area is set to experience a significant increase in population density. This trend is particularly evident in large-scale projects like Panda Markham and Riverview Condos, which alone will contribute over 3,000 new units to the local housing market.<\/p>\n

Interestingly, the densification is not limited to residential developments. The area is also seeing a rise in mixed-use projects, which combine residential, commercial, and sometimes public spaces.
