A series of ambitious projects are set to redefine the city&#8217;s iconic skyline and create a vibrant new neighbourhood. One of the major developments proposed is the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/quayside.44475\" target=\"_blank\">Quayside<\/a> development, a project of massive scale that aims to reshape its portion of what&#8217;s called the &#8216;East Bayfront&#8217; area.<\/p>\n<p><imgx alt=\"Quayside, designed by David Adjaye Associates, Alison Brooks Architects, Henning Larsen Architects, Two Row Architect, Benoy, and KPMB Architects for Dream Unlimited, Great Gulf, Waterfront Toronto\" class=\"image-display_default\" data-entity-type=\"file\" data-entity-uuid=\"insert-display_default-abfd355c-3ab7-4af0-b975-ae6a651b1b4b\" data-insert-attach=\"{\" id=\"\" data-insert-class=\"image-display_default\" data-insert-type=\"image\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/07\/53210\/53210-159984.jpeg\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/07\/53210\/53210-159984.jpeg', true, ''); return false;\" title=\"Looking northwest to Quayside, designed by Urban Strategies for Dream Unlimited, Great Gulf, and Waterfront Toronto\"\/><span class=\"image-description\">Looking northwest to Quayside, designed by Urban Strategies for Dream Unlimited, Great Gulf, and Waterfront Toronto<\/span><\/p>\n<p>Co-developers\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/dream-unlimited.7880\" target=\"_blank\">Dream\u00a0Unlimited<\/a>\u00a0and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/great-gulf.7729\" target=\"_blank\">Great Gulf<\/a>,\u00a0who won the RFP to develop the area from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/waterfront-toronto.7861\" target=\"_blank\">Waterfront Toronto<\/a>, have submitted Zoning By-law Amendment applications for all five blocks of the project. The Western Curve will house 910 residential units, including 158 affordable rental units, plus 9,035m\u00b2 of institutional use dedicated to George Brown College&#8217;s Waterfront Campus. With seven elevators, the building would have approximately 130 units per elevator, which is well above the threshold of 1 elevator per 100 units.<\/p>\n<p><imgx alt=\"Western Curve, designed by Alison Brooks Architects for Dream\u00a0Unlimited,\u00a0Great Gulf, and\u00a0Waterfront Toronto\" class=\"image-display_default\" data-entity-type=\"file\" data-entity-uuid=\"insert-display_default-920e379c-09d5-4472-be8f-960a97467d8f\" data-insert-attach=\"{\" id=\"\" data-insert-class=\"image-display_default\" data-insert-type=\"image\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/07\/53210\/53210-159993.jpeg\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2023\/07\/53210\/53210-159993.jpeg', true, ''); return false;\" title=\"Looking southeast to The Western Curve, designed by Alison Brooks Architects for Dream\u00a0Unlimited,\u00a0Great Gulf, and\u00a0Waterfront Toronto\"\/><span class=\"image-description\">Looking southeast to The Western Curve, designed by Alison Brooks Architects for Dream\u00a0Unlimited,\u00a0Great Gulf, and\u00a0Waterfront Toronto<\/span><\/p>\n<p>(3) on the plan above, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/quayside-overstory.53197\" target=\"_blank\">The Overstory<\/a>, would be a 61-storey, 213 metre-high mixed-use building designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/henning-larsen-architects.16786\" target=\"_blank\">Henning Larsen Architects<\/a>. This building would feature 756 condo units and a four-storey Community Hub in its podium. The Overstory will be equipped with one parking garage elevator, two commercial elevators up to the fourth floor, and six residential elevators. The residential elevators would each service 126 suites, well past the 1 elevator per 100 suite threshold. The Timber House would feature ground level retail and unique portals to enhance the public realm and connect Queens Quay to the Community Forest.
