The total Gross Floor Area (GFA) for the project is projected to be 82,695m\u00b2, of which 734m\u00b2 would be allocated for commercial use. The design by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/cmv-group-architects.8056\" target=\"_blank\">CMV Group architects<\/a>\u00a0includes 2 elevators in the mid-rise, 4 in the taller high-rise, and 3 in the shorter high-rise. Overall, the site would be above the threshold of 1 elevator per 100 units with about 112 units per elevator. The application notes that the exact size of the outdoor amenity area will be determined during the planning process.<\/p>\n<p>The site would feature underground parking for the mid-rise, and underground plus at-grade and above ground for the towers, with the upper floors hidden in a podium that faces the CP Rail corridor. There would be 724 parking spots in total, 53 of them for visitors. About 500m to the southwest, a mixed-use development application at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/cowdray-court.35388\" target=\"_blank\">Cowdray Court<\/a> is under review, proposing four towers of 23, 26, 35, and 41 storeys. Further south, the approved mixed-use development at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2075-kennedy.35370\" target=\"_blank\">2075 Kennedy Road<\/a> plans to erect three towers of 31, 34, and 36 storeys. This plan includes the $5.5-billion Line 2 Scarborough Subway Extension, currently under construction.
