Toronto’s Agincourt community, known for its cultural diversity and suburban streets<\/a>, could be getting a new development at the southwest corner of Midland Avenue and Sheppard Avenue East. The buildings proposed for 4181 Sheppard East<\/a> are part of the ongoing trend in the area, which is seeing an influx of new residential and mixed-use developments along the arterials.\u00a0<\/p>\n

The generally rectangular site borders the CP Rail corridor to the south, and is currently home to a vacant 2-storey building formerly in commercial use. The site is about 19,146m\u00b2 in area.<\/p>\n

The proposal from\u00a0Sarbern Developments Inc<\/a>\u00a0would consist of three mixed-use condominiums, one of 12 storeys or 43.5m, one of 39 storeys or 124.5m, and one of 34 storeys or 109.5m. The total Gross Floor Area (GFA) for the project is projected to be 82,695m\u00b2, of which 734m\u00b2 would be allocated for commercial use. A 2,280m\u00b2 park is proposed for the northwest corner of the site, facing Sheppard Avenue.<\/p>\n

The project would house 1,009 residential units, with a variety of unit types, primarily one- and two-bedroom units. The design by\u00a0CMV Group architects<\/a>\u00a0includes 2 elevators in the mid-rise, 4 in the taller high-rise, and 3 in the shorter high-rise. Overall, the site would be above the threshold of 1 elevator per 100 units with about 112 units per elevator. However, the shorter high-rise would be most significantly affected by these numbers, with about 123 units per elevator.<\/p>\n

Residents would have a total of 4,045m\u00b2 of amenities, including 2,018m\u00b2 of outdoor amenities, with a large outdoor space planned on top of the parking structure. The application notes that the exact size of the outdoor amenity area will be determined during the planning process.<\/p>\n

The site would feature underground parking for the mid-rise, and underground plus at-grade and above ground for the towers, with the upper floors hidden in a podium that faces the CP Rail corridor. There would be 724 parking spots in total, 53 of them for visitors. In addition, there would be 758 bicycle parking spaces, with 71 allocated to short-term use.<\/p>\n

The development is not alone in its ambition to reshape Agincourt. About 500m to the southwest, a mixed-use development application at Cowdray Court<\/a> is under review, proposing four towers of 23, 26, 35, and 41 storeys. Further south, the approved mixed-use development at 2075 Kennedy Road<\/a> plans to erect three towers of 31, 34, and 36 storeys. Northeast of Midland and Sheppard Avenue East, the Dragon Centre Condominiums<\/a> at 23 Glen Watford Drive call for two 28-storey residential towers which have been approved.\u00a0<\/p>\n

In addition to being 300m southeast of Agincourt GO station, the site is adjacent to planned stops for the Sheppard East Light Rail Transit (LRT) line, a part of Metrolinx’s 2041 Regional Transit Plan<\/a>. This plan includes the $5.5-billion Line 2 Scarborough Subway Extension, currently under construction. This 7.8km extension from Kennedy Station will take the line to a new terminus at Sheppard Avenue East and McCowan Road, about 1.6km east of the site.<\/p>\n
