The MPI Group<\/a>\u00a0has submitted to the current Toronto City Council meeting a revised plan for a redevelopment at\u00a0294 Sherbourne Street<\/a>\u00a0on the east side of Downtown Toronto as\u00a0a potential settlement<\/a>\u00a0in advance of an Ontario Land Tribunal hearing. The building, not far east of Toronto Metropolitan University and designed as a student residence, would now be significantly larger after community consultations highlighted a pressing need, and the developers purchased an additional lot.<\/p>\n

This development, situated at the southwest corner of Sherbourne Street and Glenholme Place, is approximately a kilometre’s walk to both College and Dundas stations on Yonge Line 1. In the initial proposal from July 2021<\/a>, the project anticipated a 10-storey building with 153 units, offering 178 student beds.<\/p>\n

The community consultation process led to a revision in June 2023, increasing the number of student beds to 423. The most recent plans, however, propose a shift to 185 units accommodating 392 beds. This includes 60 2-bedroom units (contributing 120 beds, or 31% of the total), 49 4-bedroom units (providing 196 beds, or 50% of the total), and 76 studio apartments (offering 76 beds, or 19% of the total).<\/p>\n

The incorporation of the property at 300 Sherbourne Street expanded the site area to approximately 1,848m\u00b2. This increased area allows for a proposed building of 20 storeys and height of 65.45m, nearly double its original ask, and an increase in the development’s gross floor area (GFA) by 8,967m\u00b2, totalling 14,217m\u00b2.<\/p>\n

The larger floor plate requested in the settlement proposal letter accommodates more spacious units. Indoor and outdoor amenity areas have also expanded to 416m\u00b2 and 126m\u00b2 respectively, which includes an outdoor terrace atop the 3-storey podium. The revised plan also doubles visitor parking from two to four spaces and adds an additional 110 bicycle spaces.<\/p>\n

The design proposes three elevators, each servicing an average of 62 units or 131 beds.<\/p>\n

A significant development nearby aims to address the need for transitional housing; about 200m west, the Seaton House Redevelopment<\/a>\u00a0will offer a 100-bed men’s shelter, a 378-bed long-term home, 130 units of assisted living, and 21 affordable housing units.\u00a0<\/p>\n

With Council having approved an amended settlement offer for 294 Sherbourne Street yesterday, the Ontario Land Tribunal will be left to ratify the plans in September.<\/p>\n
