A proposal has been submitted to the City of Toronto for a high-rise residential development at 21-35 Henning Avenue<\/a> in Midtown, outlining plans for a 34-storey condominium building on the east side of Henning Avenue, north of Eglinton Avenue West. Madison Group<\/a>\u00a0has submitted Official Plan Amendment, Zoning By-law Amendment, and Site Plan Approval applications for the development, located approximately 235m walking distance from the Eglinton station on Yonge Line 1 (and the soon-to-open Eglinton Line 5). It joins numerous other proposals on surrounding blocks.<\/p>\n

The site is an assembly of eight properties, currently occupied by a series of semi-detached residential buildings with an approximate total area of 1684m\u00b2, situated on the east side of Henning Avenue and about 50m north of Eglinton. The developer seeks to transform this site by introducing a high-rise condominium in response to the ongoing housing demand in the city. The current buildings would be fully removed. The site backs onto a low-rise commercial building to the east, while low-rise homes are adjacent to the north.<\/p>\n

The design by Turner Fleischer Architects<\/a> is for a 34-storey residential building standing 119m tall and containing 390 residential units. The proposed residential gross floor area is 25,490m\u00b2, resulting in a Floor Space Index (FSI) of 15.13 times the lot area. There would be 735m\u00b2 of indoor and 375m\u00b2 of outdoor amenity area, located in the 5-storey podium.<\/p>\n

The design includes four elevators, which entails approximately 1 elevator for every 95 units. This is within the threshold of 1 elevator per 100 units, indicating comfortably short wait times for residents. At the top of the building, the developer also plans to incorporate green roof space above the mechanical penthouse.<\/p>\n

Vehicular access to the site is proposed via a private laneway, which runs east-west between Henning Avenue and Duplex Avenue. This laneway would be delivered through an adjacent development at 50-90 Eglinton Avenue West<\/a>, extending between Henning Avenue and Duplex Avenue. Madison\u00a0is the developer for both sites, and access easements over the laneway would be coordinated and secured as required.<\/p>\n

The development is proposed to have a two-level underground garage, which would accommodate 45 residential parking spaces. There is no visitor parking provided in the design. In addition, the design also includes provisions for bicycle parking, with a total of 440 spots. This includes 352 long-term and 88 short-term spaces for visitors, offering residents and visitors sustainable transportation options in addition to the nearby transit.<\/p>\n

The 21-35 Henning Avenue proposal is part of a growing list of high-rise developments in the area.\u00a0Its proximity to the Yonge Street and Eglinton Avenue intersection positions it within a Major Transit Station Area, a designation that encourages higher-density construction near transit hubs. Long before this building could be built, the existing Eglinton subway station will have added an interchange station with the new Eglinton Line 5\u00a0Crosstown LRT<\/a>.<\/p>\n

Recent proposals in the area range from 20 to 58 storeys, and approved heights up to 65 storeys. Nearby developments include Madison’s 50-90 Eglinton Avenue West, about 50m south, with 24 and 35 storeys. Meanwhile, about 170m southwest at the northeast corner of Duplex Avenue and Eglinton Avenue West,\u00a0Lifetime Developments<\/a>\u00a0has proposed a 59-storey mixed-use condominium building at\u00a036 Eglinton Avenue West<\/a>.<\/p>\n
