The developer seeks to transform this site by introducing a high-rise condominium in response to the ongoing housing demand in the city. The current buildings would be fully removed. The proposed residential gross floor area is 25,490m\u00b2, resulting in a Floor Space Index (FSI) of 15.13 times the lot area. This is within the threshold of 1 elevator per 100 units, indicating comfortably short wait times for residents. This laneway would be delivered through an adjacent development at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/50-eglinton-west.29387\" target=\"_blank\">50-90 Eglinton Avenue West<\/a>, extending between Henning Avenue and Duplex Avenue. There is no visitor parking provided in the design. In addition, the design also includes provisions for bicycle parking, with a total of 440 spots.
