Mississauga City Centre’s skyline is evolving into a rival to Downtown Toronto’s famous one, with new developments bringing ever-taller buildings, and in fact travellers arriving at Pearson International Airport often believe the skyline they are seeing out the windows to be Toronto’s. One such skyscraping Mississauga proposal is at\u00a0180 Burnhamthorpe Road West<\/a>, across from Square One Shopping Centre and the\u00a0Exchange District Condos<\/a>. From\u00a0Emblem Developments<\/a>, the site is strategically located a couple blocks west of the Burnhamthorpe stop on the Hurontario LRT, now under construction, underscoring the area’s burgeoning urban prominence.<\/p>\n

Set to transform the currently vacant land, the project envisions a complex of sibling towers. Initially proposed at 45 and 65 storeys in the original submission from July 2021, (see below), a resubmission from May, 2022, obscured until recently for having been mis-referenced in Mississauga’s online development materials, now features towers rising to 46 and 71 storeys, or 155.40m and 230.15m respectively. Both the original and the new designs are by\u00a0Arcadis<\/a> \u2014 the Amsterdam-based global firm that acquired Toronto-based IBI Group in Fall 2022. The new design would house a total of 1,185 residential units, with 717 units in the taller tower, 439 in the shorter one, and an additional 29 units within the podium, which has also grown by a storey in height to 7 storeys.<\/p>\n

Outdoor amenities are planned atop the podium, nestled between the towers.\u00a0The taller tower is designed with seven elevators, in contrast to its shorter counterpart equipped with four.\u00a0Each elevator would serve approximately 102 units in the former and 110 units in the latter.<\/p>\n

Additionally, both towers would be served by two shuttle elevators, dedicated to serving a deep, nine-level, 954-space underground garage. Of the spaces, 776 would be for residents, and 178 for visitors; of the visitor spaces, 73 are allocated for office and retail use.<\/p>\n

In response to recently updated Mississauga bicycling parking regulations, provisions have been made for 1,087 bicycle parking spaces, of which 950 are for residential long-term use. There would also be 120 short-term spots and 17 spaces dedicated to retail and office use, promoting eco-friendly commuting options.<\/p>\n

Beyond the towers themselves, the plan encompasses the broader infrastructure surrounding the site including the introduction of new roads on either side of the development to bring a finer grained road network to what are currently large blocks, enhancing the area’s permeability. To the west, a road named The Exchange references the Exchange District, a new master-planned community<\/a> being built by Camrost-Felcorp<\/a>, with architectural and placemaking services from Arcadis. The neighbourhood is intended as a “15-minute community”<\/a>, a concept that emphasizes the convenience of having essential services and amenities within a short walk or bike ride, promoting sustainable urban living.<\/p>\n

As part of that community,\u00a0Exchange District Condos\u00a0by Camrost-Felcorp is under construction\u00a0directly across from the site at Burnhamthorpe Road West. The project comprises a quartet of towers, with two to surpass 200m at 60 and 72 storeys.<\/p>\n

Less than 200m east of the site, at Burnhamthorpe and Kariya Gate, The Southlands<\/a>, another proposal from Camrost-Felcorp, is designed to have four buildings with the tallest also reaching 72 storeys.<\/p>\n

Located with a Major Transit Station Area<\/a>\u00a0around the Hurontario LRT stop at Burnhamthorpe (the LRT will provide connection to GO trains and the BRT routes on the Mississauga Transitway), plus with Mississauga’s ongoing encouragement of dense development in the area, its City Centre is clearly on the rise. The site at 180 Burnhamthorpe is not only a short walk from the Square One Shopping Centre, but Mississauga City Hall, and various cultural, institutional, recreational, and office buildings close by.<\/p>\n
