Last week, LCH Developments submitted a revised Site Plan Approval application for the mid-rise condominium located a couple blocks west of Midland Avenue.

<imgx alt="Cliffside Condos, Toronto, designed by RAW Design for LCH Developments" class="image-display_default" data-entity-type="file" data-entity-uuid="insert-display_default-63c1f6c1-7a0e-4dc1-9b53-3ce302a995ab" data-insert-attach="{" id="" data-insert-class="image-display_default" data-insert-type="image" src="https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161925.jpeg" onclick="photo('https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161925.jpeg', true, ''); return false;" title="Looking northeast to Cliffside Condos, designed by RAW Design for LCH Developments"/>Looking northeast to Cliffside Condos, designed by RAW Design for LCH Developments

The site, comprising an assembly of lots from 2328 through 2350 Kingston Road, is currently home to several 1 and 2-storey commercial buildings. Situated on the north side of Kingston Road at Sharpe Street, the submission calls for a 10-storey, 35.55 metre-high, mixed-use development blending residential with live-work units and retail at grade. With architectural work by RAW Design, the building would house 205 units, an increase from the original proposal of 187 units. The building would feature two elevators, resulting in approximately one elevator for every 103 units.

<imgx alt="Cliffside Condos, Toronto, previous design by RAW Design for LCH Developments" class="image-display_default" data-entity-type="file" data-entity-uuid="insert-display_default-8431ff9c-f545-4dfc-9258-e4faaedead9d" data-insert-attach="{" id="" data-insert-class="image-display_default" data-insert-type="image" src="https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161923.jpeg" onclick="photo('https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161923.jpeg', true, ''); return false;" title="Previous design for Cliffside Condos, designed by RAW Design for LCH Developments"/>Previous design for Cliffside Condos, designed by RAW Design for LCH Developments

Through the grade level retail and live-work units, the ground floor is set to be a hub of activity. With entrances along Kingston Road an Sharpe Street, seven versatile units are envisioned to serve dual purposes; the front room can function as space to welcome the public, such as specialty boutique, or an office that operates on appointments or restricted business hours, or simply as extended living spaces. The design intends that the ‘work’ aspect of these units not significantly impact vehicle traffic, maintaining a comfortable environment for residents.

A two-storey space to the south of the lobby totalling 396m² in area is set asiede for retail, while there is also a single-storey retail unit to the north at 63m² in area.

<imgx alt="Cliffside Condos, Toronto, ground floor plan, designed by RAW Design for LCH Developments" class="image-display_default" data-entity-type="file" data-entity-uuid="insert-display_default-2fd5ecbb-d7d4-404f-93bd-8ad1cef320bb" data-insert-attach="{" id="" data-insert-class="image-display_default" data-insert-type="image" src="https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161928.jpg" onclick="photo('https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161928.jpg', true, ''); return false;" title="Ground floor plan, image from submission to City of Toronto"/>Ground floor plan, image from submission to City of Toronto

The design also incorporates a cavernous 8m-wide space at 7m in height, prefect for a restaurant, that’s complemented by a double-height sheltered patio area. This innovative design came as a solution to the city’s request for a mid-block connection between Kingston Road and Sandown Lane which runs in behind. The east façade would be adorned with a 4-storey mural, extending to the roof of the mid-block connection, adding an artistic touch to the structure.

<imgx alt="Cliffside Condos, Toronto, designed by RAW Design for LCH Developments" class="image-display_default" data-entity-type="file" data-entity-uuid="insert-display_default-d40c5f4d-bc25-446b-94b0-c074bd078780" data-insert-attach="{" id="" data-insert-class="image-display_default" data-insert-type="image" src="https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161930.jpg" onclick="photo('https://cdn.skyrisecities.com/sites/default/files/images/articles/2023/08/53710/53710-161930.jpg', true, ''); return false;" title="The cavern space adjacent to the restaurant patio, image courtesy of LCH Developments"/>The cavern space adjacent to the restaurant patio, image courtesy of LCH Developments

The developer’s plans also highlight the importance of green spaces and sustainability.
