In East York’s Broadview North neighbourhood, a new development proposal is adding to the area’s growing list of towers close to the upcoming Ontario Line. Crombie REIT<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto for a 10-storey mixed-use residential and retail building at 1099 Broadview Avenue<\/a>. This development aims to bring new housing and commercial opportunities to its site, one block north of Mortimer Avenue, all while enhancing the public realm along Broadview.<\/p>\n

Located on the east side of Broadview, north of Westwood Avenue, the site is currently home to a single-storey retail building with a two-storey portion at the rear and a surface parking lot, with a total site area of approximately 5,799m\u00b2.<\/p>\n

The area is a blend of mid- and high-rise apartments, detached low-rise houses, and commercial properties. The site is strategically positioned approximately one kilometre north of Broadview and subway station, about a 13-minute walk away, on Bloor-Danforth Line 2. Moreover, the future Cosburn Station on the Ontario Line will be a 10-minute walk east at Cosburn Avenue and Pape Avenue, providing excellent transit connectivity.<\/p>\n

The proposal by architectural firm RAW Design<\/a>\u00a0features a five-storey podium in a C-shaped design; a rear courtyard will offer residents a quiet green space amidst the urban landscape. The development is set to stand 37.08m tall and offer a total of 282 units, with a total gross floor area (GFA) of 21,370m\u00b2. The building would also house 395m\u00b2 of retail area, contributing to the neighbourhood’s commercial vibrancy.<\/p>\n

Crombie REIT aims to enhance the public realm with the inclusion of a 388m\u00b2 public park. Situated at the southwest corner of the site, this green space would feature four new street trees along Broadview Avenue, adding to the neighbourhood’s greenery. The developer also aims to revitalize the streetscape in line with the Broadview Avenue Urban Design Guidelines.<\/p>\n

Residents would have access to 1,307m\u00b2 of amenity space, broken down into indoor and outdoor spaces at 589m\u00b2 and 718m\u00b2, respectively. The ground floor would feature a pet relief area, an outdoor seating area in the courtyard, and a fitness area. Additionally, a spacious amenity room and outdoor terrace are planned for the mechanical penthouse level.<\/p>\n

The development would include two levels of underground garage, offering a total of 186 spaces, with 170 for residents and 16 for visitors. For cyclists, 312 bicycle parking spaces would be available, including 256 for long-term and 56 for short-term use, located on the ground floor and the first underground level.<\/p>\n

The proposal joins other mid-rise projects nearby, such as an 11-storey building at 1132 Broadview Avenue<\/a> to the north and the 7-storey Angular Condos<\/a> to the south.\u00a0With 11 buildings proposed and one under\u00a0construction<\/a> along Broadview Avenue, this corridor is set to become a focal point of urban intensification, enhanced by its proximity to the upcoming Ontario Line.<\/p>\n
