In this week’s UTPro Instant Report, we turn our focus to the area within an 800m range of 31 Dundas Street West in Mississauga. This area is witnessing growing development activity, thanks in part to its proximity to the future Hurontario LRT and existing transit options like the Cooksville GO station, enhancing connectivity with the Greater Toronto Area. All of the noted developments are within walking distance of the upcoming Dundas LRT stop.<\/p>\n

Our Custom Location Report reveals a total of 18 projects in various stages of development: 14 in pre-construction, 3 under construction, and 1 recently completed.\u00a0The area is a melting pot of different types of developments, including market-rate rentals, townhouses, and mixed-use buildings with retail space.<\/p>\n

The total number of new dwellings being tracked is 8,201, with a diverse mix of unit types. The maximum height of the buildings planned in the area reaches up to 154.1m, with an average height of 57.0m. The gross floor area (GFA) is equally diverse, with significant allocations for both residential and commercial spaces.<\/p>\n

The one recently completed project, The Huron<\/a>, is a mid-rise rental building that was built as infill on underused land at a Tower-in-the-Park site. Located at 2475 Hurontario Street between Dundas Street East and Queensway East, the development was completed in 2020 by Starlight Investments<\/a> and offers six storeys of market-rate rental units. The building is situated in a neighbourhood rich with amenities, including shopping, restaurants, and parks, making it a desirable place to call home.<\/p>\n

Currently under construction is Arte Residences<\/a>, an 18-storey mixed-use building at 89 Dundas Street West, west of Hurontario Street. Developed by Emblem Developments<\/a> and designed by Studio JCI<\/a>, the project will offer 429 units upon completion. With a height of 56m, the development is set to become a significant addition to the Cooksville neighbourhood.<\/p>\n

Looking ahead, the ambitious Connecting Cooksville<\/a> project is proposed just a steps away from the Cooksville GO station. Located at 25-33 Hillcrest Avenue, this mixed-use development designed by SvN<\/a> for TAS<\/a> will feature five buildings of varying heights and storeys, the tallest reaching up to 43 storeys or 154.1m. The project will offer a staggering 2,224 units and will include affordable and market-rate rentals, condos, commercial spaces, a community centre, and public parks.<\/p>\n

Further insights reveal an average Floor Space Index (FSI) of 5.11 and a total GFA of 548,149m\u00b2, with residential condos accounting for over 89% and commercial retail and office spaces \u2014 mostly at ground level and just above in mixed-use developments \u2014 making up just over 9%. The area’s median storey count stands at 19, indicating a trend towards high-rise developments.<\/p>\n
