Currently, it hosts four office buildings ranging from 2 to 12 storeys, with parking provided both at grade and in underground garages. The buildings would be demolished to pave the way for redevelopment amid diminishing market demand for traditional suburban workspaces. The proposal features four 23-storey towers, each rising 76.6m, connected by a 3-storey shared podium. Each floor\u2019s plate is sized at 812m\u00b2, with the application noting this is in response to growing demand for larger units, in part due to the rise in remote work. Each tower would be equipped with three elevators, approximately one for every 85 units, indicating good response times. Two underground levels are planned to offer 682 vehicular spaces for residents and 67 for visitors. The proposal also includes 695 long-term bicycle spaces and 72 short-term spots located at grade. Outdoor amenities would total 558m\u00b2, featuring a central courtyard as well as green roofs atop the podium and towers.<\/p>\n<p>The development dedicates 1,920m\u00b2 to public parkland, marginally below the 1,925m\u00b2 required by the City of Toronto. A private driveway would bisect the parkland into two segments to accommodate site access on the east end of the site. Kipling offers connections to GO Train services on the Milton line, as well as MiWay routes extending connectivity to Mississauga. Further northwest, the 21-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/555-west-mall.23728\" target=\"_blank\">555 The West Mall<\/a> is under construction, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/710-west-mall.22428\" target=\"_blank\">710<\/a>, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/630-east-mall.49772\" target=\"_blank\">630<\/a>, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/600-east-mall.47805\" target=\"_blank\">600 The West Mall<\/a> propose towers between 11 and 24 storeys.<\/p>\n<p>Southwest of the site, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/385-west-mall.40094\" target=\"_blank\">385 The West Mall<\/a> is planned as 14- and 28-storey towers, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/west-village-etobicoke.7293\" target=\"_blank\">West Village Etobicoke<\/a> featuring four towers ranging from 16 to 31 storeys. Nearby, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1-eva-road.57440\" target=\"_blank\">1 Eva Road<\/a> proposes three towers between 28 and 44 storeys.
