Proposed at an ambitious 57 storeys, Rushden Station Tower D<\/a> could rise beside\u00a0the three towers currently under construction<\/a> in the project’s\u00a0first phase<\/a>. Designed by bKL Architecture<\/a> for Fitzrovia Real Estate Inc.<\/a>, this purpose-built rental tower would mark a significant height increase over a 2022 approval for 17 storeys on this lot immediately to the east. Adjacent to Danforth GO station, it is within its Major Transit Station Area where the Province now encourages more density. As well as being steps from the GO station, the site is a short walk to Main Street station on Danforth Line 2.<\/p>\n The 1.17-hectare property, lies south of Danforth Avenue, west of Dawes Road. Formerly occupied by a self-storage facility, it now serves as a construction staging area for the three towers rising to the west. The neighbouring properties are similarly converting from low-rise commercial and light industrial uses to multi-use, multi-tower high-rise developments, with retail and amenities concentrated along Danforth Avenue. To the south across the Lakeshore East rail corridor lies a low-rise residential neighbourhood.<\/p>\n Since the 2022 zoning approval, intensification targets and transit-oriented development policies in places like East End Toronto’s Danforth Village area have evolved. In response, Fitzrovia has proposed this height increase and submitted a Zoning By-law Amendment application to the City of Toronto for a tower standing 194.55m, a much taller than the approved height of 58.2m. The design includes an 11-storey podium and a tower floor-plate of approximately 850m\u00b2. The proposal allocates 39,318m\u00b2 of residential Gross Floor Area (GFA) as part of a total site-wide GFA of 119,149m\u00b2, increasing the previous Floor Space Index from 8.56 to 10.14 overall lot coverage. The building would house 533 rental units, with six affordable rental units across the overall masterplan.\u00a0<\/p>\n The proposal includes 1,359m\u00b2 of indoor amenities, located on the ground floor and levels 12 and 56, while 808m\u00b2 of outdoor amenities include a podium-rooftop pool on level 12 and additional spaces on levels 39 and 56. With five elevators, or approximately one for every 107 units, high-speed motors would be required for adequate service.<\/p>\n As the final phase of the Rushden Station masterplan, the east block would include 610m\u00b2 of POPS (Privately-Owned Publicly-accessible Space) plus a 1,400m\u00b2 public park. The parkland, positioned adjacent to the rail corridor, would add significant green space to the neighbourhood, while the POPS would create accessible pedestrian pathways connecting the site to the surrounding area. A new east-west public road, measuring approximately 160m in length, would run along the site\u2019s northern edge. Additional public benefits secured through a Section 37 agreement include $7 million toward a new community recreation centre.<\/p>\n The proposal entails 53 vehicle parking spaces for residents and six for visitors spread across four above-grade podium levels, along with 587 bicycle parking spaces, including 470 long-term and 107 short-term spaces, with 10 publicly accessible spots on the new public road. The building\u2019s single level below grade would house essential infrastructure.<\/p>\n The site is about 300m (a four-minute walk) from the Danforth GO station on the Lakeshore East line and 400m (a five-minute walk) from Main Street station. Surface transit options include the Carlton streetcar on Main Street and several bus routes connecting to the subway station. Cycling infrastructure includes dedicated bike lanes on Dawes Road and Danforth Avenue linking to the east-west Massey Creek Trail, Lower Don Trail, and Bloor-Danforth cycling corridor.<\/p>\n The surrounding area is rapidly intensifying with several high-rise projects underway or proposed. To the west, Phase 1\u2019s towers will rise to 29, 37, and 39 storeys. Northeast, The Dawes<\/a> is rising with two towers at 24 and 43 storeys. Eastward, 9 Dawes Road<\/a> is proposed as two towers at 28 and 34 storeys, while 8 Dawes<\/a> is planned at 52 storeys. Further northwest, 2575 Danforth Avenue<\/a> proposes four towers ranging from 15 to 55 storeys.
