Since 2002 when the Sheppard Line 4 subway opened its eastern terminus at Don Mills Road and Sheppard Avenue, many of the low-rise and medium-rise buildings \u2014 mostly built amidst expansive lawns and surface parking lots \u2014 have gradually been subject to redevelopment with higher density buildings, while the high-rises, similarly set in &#8216;Tower-in-the-Park&#8217; landscapes, have seen infill buildings added to the low density parts of their properties. Fairview Mall is across Don Mills Road to the east, while buildings of similar size are adjacent to the west and north, most of which infill redevelopment plans. The changing development scene has prompted this reimagined resubmission which places four towers rising 42 and 47 storeys around the edges of the site, replacing the suites in the existing rental building.<\/p>\n<p><a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/goldberg-group.29553\" target=\"_blank\">Goldberg Group<\/a> has resubmitted Official Plan and Zoning By-law Amendment applications, along with a Rental Housing Demolition Application, to the City of Toronto on behalf of the developer. The proposal designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bdp-quadrangle.8043\" target=\"_blank\">BDP Quadrangle<\/a> would create two towers of 42 storeys (140.5m) and two of 47 storeys (155.25m) with a total of 1,814 units. The net Floor Space Index (FSI) has increased to 11.8 times lot coverage from the previous 3.47. Shared across all towers, the indoor amenity space would total 3,765m\u00b2, including ground-floor and second-floor facilities, with outdoor amenities spanning 3,621m\u00b2 in courtyards and landscaped areas.<\/p>\n<p>Each tower would have four elevators, with ratios of one per 94 units in the southwest tower, 128 in the southeast, and 116 for the shared podium towers. High-speed motors would be required in the larger buildings to provide acceptable wait times. Bicycle parking entails 1,361 spaces, including 1,234 long-term and 127 short-term spots. The station connects Sheppard Line 4 with multiple local and regional bus routes, including York Region Transit. <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/metrolinx.7767\" target=\"_blank\">Metrolinx<\/a>\u2019s ongoing <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2024\/06\/extending-sheppard-line-4-better-way.56327\" target=\"_blank\">Sheppard Subway Extension study<\/a> explores extending Line 4 eastward to McCowan Road and the Line 2 Scarborough Subway Extension, plus westward to Sheppard West station on University Line 1. To the west, proposals include a 9-storey infill at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/12-24-leith-hill.31784\" target=\"_blank\">12\u201324 Leith Hill<\/a> and a 31-storey tower at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/25-leith-hill-road.43545\" target=\"_blank\">25 Leith Hill Road<\/a>. Southward, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1650-sheppard-avenue-east.25051\" target=\"_blank\">1650 Sheppard Avenue East<\/a> plans a 31-storey infill, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2500-don-mills.47721\" target=\"_blank\">2500 Don Mills<\/a> proposes two towers at 43 and 52 storeys. Further east, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/123-phase-2.46098\" target=\"_blank\">VIA 123 (Phase 2)<\/a> calls for a 35-storey tower, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/5-fairview-mall-drive.49920\" target=\"_blank\">5 Fairview Mall Drive<\/a> envisions two towers at 31 and 36 storeys. Dominating the northeast, the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/fairview-mall-redevelopment.56830\" target=\"_blank\">Fairview Mall Redevelopment<\/a> includes plans for 14 towers ranging from 22 to 52 storeys, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/fairview-mall-redevelopment-phase-1.47724\" target=\"_blank\">Phase 1<\/a> featuring three towers at 38, 45, and 52 storeys.\u00a0<\/p>\n<p>UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
