Like the rest of the transforming site, TCHC-operated low-rise housing formerly occupied the block and has been demolished for this proposal. To the south, the Fred Victor Housing building provides social services. The revitalization aims to replace aging low-rise social housing with a mixed-income, mixed-use community. The design features a 10-storey podium fronting Gerrard Street East, which transitions into the tower. The building would provide 272 affordable rental units, barely reduced from 274. Retail space would activate the streetscape along Gerrard, with community uses facing a pocket park along the south side of the site, plus along Dreamer\u2019s Way.\u00a0Residential access is via Dreamer&#8217;s Way and a new street along the east side of the site. The proposal also includes 312m\u00b2 of indoor amenity space, located within the podium, and 1,832m\u00b2 of outdoor amenity space.<\/p>\n<p>One underground parking level would provide 95 motor vehicle spaces, including 60 for residents, 34 for visitors and non-residential uses, and 1 car-share space. To the immediate east, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/regent-park-buildings-4b-4c.57078\" target=\"_blank\">Buildings 4B and 4C<\/a> are proposed at 19 and 39 storeys, while southeast, the 15-storey\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/regent-park-block-16-north.24537\" target=\"_blank\">Block 16 North<\/a> is about to begin occupancy, while\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/111-river-street.39259\" target=\"_blank\">111 River Street<\/a> is planned at 34 storeys. To the north, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/306-gerrard-east.47142\" target=\"_blank\">306 Gerrard East<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/505-parliament.52010\" target=\"_blank\">505 Parliament<\/a> are both proposed at 10 storeys. Further west,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/georgian.25057\" target=\"_blank\">The Georgian<\/a> is under construction and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/jasper.53944\" target=\"_blank\">The Jasper<\/a>\u00a0is proposed, both at 7 storeys, while\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/307-sherbourne-street.20726\" target=\"_blank\">307 Sherbourne Street<\/a> is rising to 18 storeys. Southwest, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/401-dundas-east.44028\" target=\"_blank\">401 Dundas East<\/a> is proposed at 14 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/oak-heights.9504\" target=\"_blank\">Oak Heights<\/a>, further east, calls for 32 storeys.
