The proposal envisions seven residential towers distributed across three development blocks, with heights ranging from 15 to 28 storeys (52.2m to 93.3m). Towers would rise above 6-8 storey podiums, delivering a total of 2,278 residential units.<\/p>\n<p>The plan envisions a total Gross Floor Area (GFA) of 158,691m\u00b2, including 157,267m\u00b2 of residential space and 1,551m\u00b2 dedicated to retail uses. The proposed Floor Space Index (FSI) is 5.53 times coverage across the site\u2019s net area. Indoor amenities would total 2,427m\u00b2, with outdoor amenities spanning 26,121m\u00b2, including courtyards, landscaped plazas, and rooftop spaces.<\/p>\n<p>Parking is accommodated in four-level underground garages beneath each block, providing 2,343 residential spaces, 456 visitor spaces, and 2,023 bicycle parking stalls. With three elevators per tower, except two for the 15-storey building, elevator ratios range from approximately one per 109 units in Block 1 to one per 126 units in Block 3. In addition, three new public streets are proposed, and the public realm includes several open spaces. The Urban Plaza, a 1,058m\u00b2 gathering area in Block 1, would feature opportunities for public art, patio spaces, and landscaping. Cycling infrastructure includes bike lanes along both sides of Neyagawa Boulevard and Langstaff Road, as well as planned multi-use trails along Dundas Street West and Neyagawa Boulevard. To the north, the Sixteen Mile Sports Complex is undergoing a <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/sixteen-mile-sports-complex.53778\" target=\"_blank\">two-storey expansion<\/a>. East of the site, proposals include dual 8-storey mid-rises at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/455-465-dundas-street-west.53718\" target=\"_blank\">455-465 Dundas Street West<\/a> and the 8-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/butler-condos.43406\" target=\"_blank\">Butler Condos<\/a> further along Dundas. To the west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/delmanor-west-oak.51767\" target=\"_blank\">Delmanor West Oak<\/a> calls for two 8-storey seniors\u2019 residences, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/martillac-block-b.51775\" target=\"_blank\">Martillac Block B<\/a> plans dual 12-storey towers.
