Situated in the heart of Willowdale in North York, Olive Residences<\/a> at 36 Olive Avenue is rising just a short walk east of Finch station on Yonge Line 1. Shoring for what was then to be a 29-storey tower \u2014\u00a0designed by Arcadis<\/a>\u00a0for Capital Developments<\/a>\u00a0\u2014 got underway in early 2023. Now heading for 31 storeys,\u00a0construction has now reached 25 storeys, with cladding and glazing following more than halfway up the tower.<\/p>\n The site was cleaved off the south half of a site at 31 Finch Avenue East where a three-storey Bell Canada substation faces Finch (the back of which can be seen below), and is just west of Doris Avenue, North York City Centre’s eastern north-south collector road. Looking north in July, 2023, excavation progresses for the three levels of underground garage. An excavator rests at grade beside the pit, while two additional machines are in use within the pit. Wooden lagging lines the east and west excavation walls, while the north wall is concrete.<\/p>\n With the pit finished in October, 2023, the crane was installed by early November, 2023, and by the end of December, 2023, the lowest slab had been completed and columns to support the levels above were being formed.<\/p>\n By March, 2024, Olive Residences had reached grade. In the image below, the crane rises in front of 35 Finch Avenue East. Along Olive Avenue, hoarding and a vehicle access gate are set up. At the southwest corner, the concrete columns for the double-height lobby stand tall.\u00a0<\/p>\n In early April, 2024, Capital Developments submitted a minor variance application to the City of Toronto seeking an increase to 33 storeys with adjustments to parking and unit counts. The application was approved the following month, but in October, 2024, a Site Plan Approval application established the final design at 31 storeys. In the meantime, construction continued. Looking south from Finch Avenue in August, 2024, the tower was rising over the podium, with approximately 12 storeys formed.\u00a0<\/p>\n Looking northeast from above Yonge Street in December, 2024, we see white powder-coated aluminum framing at the southwest corner, rising as high as the 16th storey along with the glazing. The construction hoist can be seen rising along the west elevation. Above, formwork is underway on the 24th and 25th floors.<\/p>\n Olive Residences will rise to a final height of 104.74m and bring 379 condominium units to the area when complete.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
