Erin Mills Town Centre, a landmark shopping mall in the west of Mississauga for decades, would welcome a mixed-use redevelopment<\/a> to the northwest corner of its expansive site through a recent proposal. Designed by BDP Quadrangle<\/a> for Pemberton Group<\/a>, the plan introduces nine residential towers ranging from 20 to 44 storeys.<\/p>\n The area proposed for redevelopment sits at the southeast corner of Erin Centre Boulevard and Glen Erin Drive. Spanning 4.29 hectares, it currently houses two single-storey commercial buildings, 532 surface parking spaces, and grassy open areas. Surrounding the site are residential townhomes to the north, as well as high-rise condos along Eglinton Avenue West and Erin Mills Parkway, and mostly low-rise residential beyond.<\/p>\n Opened in 1989, Erin Mills Town Centre was initially owned by Cadillac Fairview<\/a>, and now the Ontario Pension Board<\/a> since 2010. The new Official Plan and Zoning By-law Amendment applications aim to reimagine the mall’s northwest corner.<\/p>\n The proposed redevelopment introduces nine residential towers ranging from 20 to 44 storeys (69.94m to 142.65m), providing a total of 3,162 condominium units. Designed to frame a central park and urban plaza, the towers feature podiums of 4 to 6 storeys. The development would have a Gross Floor Area (GFA) of 213,777m\u00b2, achieving a net Floor Space Index (FSI) of 5.3.<\/p>\n The site layout organizes the buildings along key edges: Three towers line Glen Erin Drive on the west, four are positioned along Erin Centre Boulevard to the north, and two stand on either side of parkland at the site\u2019s centre. The design includes landscaped pathways and open spaces to link the development with the surrounding community while preserving the mall\u2019s existing ring road.<\/p>\n Phase 1 would introducing the first towers and public spaces at the southwest portion of the site. Subsequent phases would follow as commercial leases on existing structures expire, including additional towers, the central park, and enhanced roadways.<\/p>\n The proposal includes 8,390m\u00b2 of indoor and 4,333m\u00b2 of outdoor amenities. Indoor amenities would be housed within the podiums. The proposed development features a network of six outdoor open spaces, totalling 3,192m\u00b2, with an urban plaza at the northwest corner and the central public parkland spanning 3,406m\u00b2.<\/p>\n Each tower would feature 2 to 4 elevators, with ratios ranging from approximately one elevator for every 89 to 116 units.\u00a0High-speed motors would be required for adequate service in the towers with the higher ratios. Parking for the development entails 3,191 residential and 496 visitor spaces within five levels of underground garage. Bicycle parking provisions include 1,943 long-term spaces and 163 short-term spaces.<\/p>\n Multiple MiWay bus routes operating within 400m of the site at the nearby Erin Mills Town Centre Bus Terminal. Residents would also have access to the Mississauga Transitway at Erin Mills station, located 1.9km south, with connections across the city and into Toronto.<\/p>\n The area around Erin Mills Town Centre has seen significant development activity in recent years. The mall itself underwent a $100 million renovation<\/a> completed in 2015. In 2023, the Cineplex Junxion Erin Mills<\/a> entertainment complex was added to the site. To the south, Miracle in Mississauga Condos<\/a> stands at 18 storeys, Erin Square Condos<\/a> was completed in 2021 with two 21-storey towers, and Mills Square Condos<\/a> at 22 storeys. Daniels Erin Mills<\/a>, finished in 2020, introduced towers of 19 and 25 storeys, while further east, construction is underway on The Kith and Kindred Condominiums<\/a>, which will add three towers ranging from 11 to 25 storeys as part of the expanding Daniels Erin Mills community.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
