In Mississauga\u2019s Cooksville neighbourhood, close to the eponymous GO station, and where the Hurontario-Main Line 10 Light Rail Transit<\/a> (under construction) is spurring high-rise growth, another high-rise proposal is now on the books. Designed by Tregebov Cogan Architects<\/a> for CentraCondos Group<\/a>, the plan calls for three residential towers up to 31 storeys at 69-117 John Street<\/a>,\u00a0just east of Hurontario Street.<\/p>\n The site, within two Major Transit Station Areas, consists of two parcels of land spanning approximately 1.88 hectares on the north side of John Street, adjacent to the Canadian Pacific Railway corridor. The land, now vacant, was previously used for truck parking and outdoor storage. The surrounding area includes low- to mid-rise residential and commercial uses.<\/p>\n Several redevelopment attempts over the years include past approvals for an auto collision facility and a 2019 minor variance application for truck storage, which was ultimately refused. More recently, the current proposal underwent multiple rounds of municipal review, with Mississauga’s Development Application Review Committee (DARC) meetings in 2022 and 2024.<\/p>\n Now,\u00a0Glen Schnarr & Associates Inc.<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City of Mississauga on behalf of the developer. The proposal calls for three towers of 20, 30, and 31 storeys, ranging from 65m to 100m. They would rise from a series of stepped, mid-rise podiums fronting John Street, with a 30m separation between towers and a 30m setback from the railway corridor.<\/p>\n The proposal includes 100,379m\u00b2 of residential Gross Floor Area, with 1,342 units of unspecified tenure. At grade, approximately 600m\u00b2 of retail space would be concentrated along John Street. The development includes a total of 7,303m\u00b2 of amenity space, along with 8,391m\u00b2 of landscaped area. A proposed public park would span 2,569m\u00b2 at the east end of the site.\u00a0<\/p>\n With a Floor Space Index of 5.37 times lot coverage, the project represents an increase in height and density over earlier concepts, which initially included a smaller park block and less height\/density.<\/p>\n Served by three elevators per tower, the buildings would have approximately one elevator for every 149 units, requiring higher-then-normal-speed motors to respond to demand in a reasonable time. Below grade, a two-level underground garage would provide 882 parking spaces, with allocation for residents, visitors, and retail users to be finalized through the site plan approval process. The proposal also includes 877 bicycle parking spaces, with 807 long-term and 70 short-term spots.<\/p>\n The site is 400m east of Cooksville GO station on the Milton GO Line. Several MiWay bus routes provide local connections, with stops near John Street and Hurontario Street. The station will be an interchange with the LRT, with an entrance 210m west of the site at Hurontario and John streets. An upgrade to east-west bus service is planned with the Dundas Bus Rapid Transit (BRT) corridor. Additionally, Hurontario Street is designated for new cycle tracks and multi-use trails once the LRT cosntruction is complete.<\/p>\n A growing cluster of other proposals can be found near Hurontario and Dundas streets. Just southwest of the site, proposals include MW Condo<\/a> (28 storeys), Six Five Agnes<\/a> (29 storeys), and 60 Dundas Street East<\/a> (three towers from 16 to 29 storeys). Further applications include 3161 Hurontario Street<\/a> at 37 storeys, while 3085 Hurontario Street<\/a> would introduce four towers ranging from 31 to 39 storeys. The area\u2019s tallest proposals include 3115 Hurontario Street<\/a> (42 storeys) and Connecting Cooksville<\/a>, with\u00a0five towers rising between 34 and 46 storeys. To the northwest, Alba<\/a> (32 storeys) is under construction near Dundas and Central Parkway East, alongside proposals for 3420 Hurontario<\/a> (30 and 33 storeys) and 3355 Hurontario<\/a> (50 storeys).
