A high-rise proposal would add significant height to a quiet stretch of Marlee Avenue, where low-rise apartments and homes currently dominate. Trinity Point Development<\/a> has submitted plans for a 26-storey mixed-use tower designed by BDP Quadrangle<\/a> at 726 through 736 Marlee Avenue<\/a>. Located in Toronto\u2019s Glen Park neighbourhood, the development is within walking distance of Glencairn station on University Line 1, while the forthcoming Eglinton Line 5 Crosstown LRT<\/a> will expand rapid transit options further south in the area.<\/p>\n The development site spans 4,022m\u00b2 on the west side of Marlee Avenue, between Glengrove Avenue West and Wenderly Drive. The six parcels are currently occupied by single- and two-storey detached homes. The area is a mix of low-rise apartments, single-family homes, and mid-rise buildings, with Wenderly Park immediately to the west. The site sits in a neighbourhood that is gradually transitioning to higher-density residential developments along the collector roads, particularly where close to the subway.<\/p>\n WND Associates Ltd<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer. Rising 87.7m, the building would introduce 329 residential units to the neighbourhood. The total Gross Floor Area (GFA) would reach 22,788m\u00b2, with 22,423m\u00b2 dedicated to residential uses. Site coverage (FSI) would be 6.16 times.<\/p>\n At grade, 365m\u00b2 of retail space would be located at the north end of the ground floor facing Marlee Avenue, along with three residential units. A 365m\u00b2 public park dedication at the northern edge of the site would expand the existing Wenderly Park. Amenities entail 977m\u00b2 indoor and 1,540m\u00b2 outdoor areas, with spaces at ground level and the seventh floor atop the podium.\u00a0<\/p>\n There would be three elevators, averaging one per 110 units, suggesting high-speed motors may be required for adequate service. A four-level underground garage would accommodate 261 parking spaces for residents and 29 for visitors. For cyclists, the plans include 297 long-term and 66 short-term spaces.<\/p>\n The site is within a seven-minute walk of Glencairn station, with Lawrence West station further north. TTC bus routes ply Marlee and Glencairn avenues. Looking ahead, the Eglinton Line 5 Crosstown LRT will see Eglinton West station renamed Cedarvale station<\/a>, serving as an interchange between Line 1 and the LRT. The station is within a 10-minute bike or transit ride, or a 15-minute walk. Cycling infrastructure in the area includes bike lanes along Marlee Avenue, as well as shared lane markings on nearby streets, connecting to the York-Beltline Trail and Kay Gardner Beltline Trail.<\/p>\n The proposal would add to the growing vertical transformation in the area. Immediately north, the three-storey Wenderly Park Towns<\/a> is proposed, while to the south, the four-storey Marla on the Park<\/a> is under construction. Further south, near Glencairn station, taller proposals include The Wilde<\/a> at 30 storeys, 280 Viewmount<\/a> at 33 storeys, and 245 Marlee Avenue<\/a> with towers of 35 and 37 storeys. Closer to Lawrence West station, high-rise plans include\u00a0Marlee Condos<\/a> at 24 storeys and 699 Lawrence West<\/a> at 38 storeys.
