Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/superkul.9158\" target=\"_blank\">Superk\u00fcl<\/a> with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/zeidler-architecture.8079\" target=\"_blank\">Zeidler Architecture<\/a> as Architect of Record, the latest application refines the proposal, introducing a preschool and community theatre to the uses. The application was tied to Official Plan Amendment (OPA) 420, later settled at the Local Planning Appeal Tribunal (LPAT) in 2020, removing the need for an OPA. A December, 2023 Zoning By-law Amendment resubmission significantly increased the scale to <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2024\/04\/resubmission-woodbine-station-more-doubles-height.55620\" target=\"_blank\">10 and 35 storeys<\/a>\u00a0with 646 residential units and an increase in retail space to 2,148m\u00b2. The overall Gross Floor Area (GFA) is now 45,735m\u00b2, a slight reduction from the 48,236m\u00b2 proposed in 2023, with 42,261m\u00b2 dedicated to residential uses. The community theatre, spanning 1,294m\u00b2, has been introduced along Danforth Avenue, with ground-floor, mezzanine, and second-level spaces. Retail remains concentrated in the west tower, with a 1,658m\u00b2 grocery store facing the corner. The one-level underground garage would provide 80 vehicle spaces, down from 152. This includes 42 resident spaces, 30 retail spaces, and 8 visitor spaces, along with 2 car-share spots. Bicycle storage has been increased to 785 spaces, up from 704. Of these, 126 spaces are short-term residential, while 33 are for non-residential uses.\u00a0<\/p>\n<p>Four elevators in the west tower would serve an average of 109 units per elevator. Four subway stations west, Pape will become <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ontario-line-pape-station.47574\" target=\"_blank\">an interchange<\/a> with\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ontario-line-3.47842\" target=\"_blank\">Ontario Line 3<\/a>, now under construction, promising greater connectivity with more or the city and faster access to downtown. Danforth GO station, located 1km east, will benefit from the GO Expansion program, increasing regional rail frequency. Immediately surrounding the site, proposals range from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/996-woodbine-avenue.56927\" target=\"_blank\">four<\/a> to <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/72-amroth-avenue.55208\" target=\"_blank\">six<\/a> storeys, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1795-danforth-avenue.35469\" target=\"_blank\">1795 Danforth<\/a> (7 storeys) and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/lynn-residences.38040\" target=\"_blank\">Lynn Residences<\/a> (9 storeys) planned to the west. Eastward, intensification increases near Main Street station, where <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2451-2495-danforth-avenue.57406\" target=\"_blank\">2451-2495 Danforth Avenue<\/a> proposes 13- and 35-storey towers. Further east close to Main Street subway station, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2575-danforth-avenue.49398\" target=\"_blank\">2575 Danforth Avenue<\/a> is planned as four towers from 15 to 55 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/rushden-station.40089\" target=\"_blank\">Rushden Station<\/a>\u2019s three towers (29 to 39 storeys) are under construction, alongside a <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/rushden-station-tower-d.57769\" target=\"_blank\">proposed 57-storey fourth tower<\/a>.
