The submission from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/mpar-developments.53792\" target=\"_blank\">MPAR Developments<\/a> calls for two high-rise towers of 50 and 55 storeys. Currently, it is occupied by a one-storey commercial building and surface parking. The surrounding neighbourhood is a mix of low-rise commercial buildings, employment areas, and natural spaces. To the west lies the Black Creek corridor. The developer has submitted Official Plan Amendment and Zoning By-law Amendment applications to the City of Vaughan for towers rising 167.5m and 183.5m high from a tiered 4 to 6-storey podium. The total Gross Floor Area is 90,485m\u00b2, resulting in a Floor Space Index of 11.18 times lot coverage. Residential uses account for 73,029m\u00b2, while the hotel spans 13,076m\u00b2. The hotel would have four elevators, while the office space would be served by three. Below grade, plans for five levels of underground parking include 379 spaces for residents, 140 for visitors, 32 for office, and 59 for the hotel, with three spaces for retail. POPS (Privately-Owned Publicly-accessible Space) would be distributed across the south and west ends, creating connections to <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/8083-jane.53791\" target=\"_blank\">8083 Jane Street<\/a>, proposed for a high-rise development also designed by SvN for MPAR. The station provides access to TTC\u2019s University Line 1 subway, York Region Transit (YRT) bus routes, and others. Rutherford GO station, 6km away, offers regional train and bus connections. To the north, 8083 Jane Street is planned as four towers ranging from 8 to 60 storeys. Southwest, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/201-millway.52991\" target=\"_blank\">201<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/175-millway-avenue.44073\" target=\"_blank\">175 Millway<\/a> propose four towers up to 45 and three up to 64 storeys, respectively. Closer to VMC station, major projects underway include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/artwalk-district-phase-1.44316\" target=\"_blank\">ArtWalk District Phase 1<\/a>, with three towers up to 38 storeys, and the 60-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/cg-tower.30500\" target=\"_blank\">CG Tower<\/a>. Other notable proposals include dual 40-storey towers at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2966-2986-hwy-7.50515\" target=\"_blank\">2966-2986 Highway 7<\/a>, a five-tower plan at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2951-hwy-7.54545\" target=\"_blank\">2951 Highway 7<\/a> reaching 48 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/7800-jane.42041\" target=\"_blank\">7800 Jane<\/a>, with three towers ranging from 17 to 60 storeys.
