Having reached its fourth mechanical section,\u00a0The One<\/a> is approaching the 300 metre mark. Designed by Foster + Partners<\/a> and Core Architects<\/a>, the 85-storey tower is nearing its status as Toronto\u2019s first supertall. The project is now under the management of Tridel<\/a>, selected as development manager, construction manager, and general contractor<\/a> in December, 2024. UrbanToronto last reported<\/a> on The One\u2019s rise in October, 2024, when it surpassed One Bloor East<\/a> to become the tallest building at Yonge and Bloor.<\/p>\n The southeast-facing image below from January, 2025 showcases the north and west elevations. The sleek curtain wall glazing is framed by champagne-tinted mullions. The signature mega-columns and hangers support the corner sections every six floors. The second and third mechanical sections, set back with black louvre cladding, create noticeable indents. Blue weatherproofing materials wrap portions of these levels, with the first black louvres installed on an angle at the corners. The shear and outrigger walls span from the core to the mega-columns. Reinforced with substantial concrete and rebar, the structural design supports heavy mechanical loads, with these sections taller than the residential floors.<\/p>\n Captured in early February, 2025, this aerial view highlights ongoing work on the fourth mechanical section. Blue auto-climbing formwork encloses the uppermost levels, with a concrete boom pump perched at the top. The central core rises, surrounded by a grid of formwork.<\/p>\n In this aerial view looking south, The One easily surpasses its immediate neighbour, One Bloor East. Now around the 79th or 80th floor, or 281m to 284m, the Rail Climbing System (RCS) remains in place below on each side, facilitating cladding installation, spanning roughly between the 50th to 54th floors. Below the RCS, glazing and cladding are completed across multiple levels, emphasizing the building\u2019s 18-floor sections supported by mega-columns and diagonal beams. The last section of six residential floors and the final mechanical penthouse remain to be formed.<\/p>\n More recently, this view looking north shows sections of the wall forms coming off to set up the floor forms as vertical progress continues.\u00a0<\/p>\n The One was originally being built by Mizrahi Developments<\/a>, with construction well underway when financial and governance challenges led to a Mizrahi-initiated receivership in late 2023. On behalf of the lead investor, the receiver sought a buyer or partner to complete the project. Tridel was selected as the development and construction manager. While zoning approval is in place to build as high as 91 storeys and 328.4m, it appears that Tridel intends to only complete the building at the originally approved 85-storey, 308.6m height.
