The latest proposal, submitted by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/urban-strategies-inc.26840\" target=\"_blank\">Urban Strategies Inc.<\/a> on behalf of the developer,\u00a0seeks zoning permission for a 50-storey tower, 11 storeys more than the previously approved 39-storey plan. Spanning 2,178m\u00b2, the site was previously home to a two-storey commercial building, which has since been demolished. The surrounding area includes historic warehouse buildings with a growing number of high-rise residential and mixed-use developments. Since then, the developer has moved forward with the Site Plan Approval process and site preparations. The tower would deliver 452 residential units, increased from 375, with 66.4m\u00b2 of retail space at ground level, decreased from 194m\u00b2. High-speed motors would be required for adequate service. Massing changes include an additional podium level and 10 new tower floors, though the footprint, setbacks, and step-backs remain unchanged. A 70-space public parking facility remains unchanged, while resident parking increases to 122 spaces, up from 77. Proposed bicycle parking has also grown to 453 spaces (407 long-term and 46 short-term), up from 399 in the earlier proposal. St Andrew and Osgoode subway stations on University Line 1 are located approximately 950m and 1km to the east, while cyclists benefit from dedicated bike lanes in the area on Adelaide and Richmond streets. To the southeast, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/388-king-west.5807\" target=\"_blank\">388 King West<\/a> is proposed at 33 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/four-eleven-king-condominiums.5141\" target=\"_blank\">Four Eleven King Condos<\/a> at 45 storeys, and the 48-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/400-king-west.27748\" target=\"_blank\">400 King West<\/a> is rising nearby. Westward, proposals range from <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/96-spadina.27622\" target=\"_blank\">96 Spadina<\/a> at 16 storeys to <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/46-spadina-avenue.49138\" target=\"_blank\">46 Spadina Avenue<\/a> at 30 storeys. To the north are multiple projects from 15 to 19 storeys, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/147-spadina.46125\" target=\"_blank\">147 Spadina<\/a> at 24 storeys and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/122-peter.17898\" target=\"_blank\">122<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/111-peter-street.57555\" target=\"_blank\">111 Peter Street<\/a> at 40 and 52 storeys, respectively.
