A proposal at\u00a0130 Mountainview Road North<\/a> beside Georgetown GO station would bring the largest development yet to the Town of Halton Hills to the northwest of Toronto. Designed by Arcadis<\/a> for Gilbach<\/a>, the multi-tower project’s towers would rise between 17 and 22 storeys. The site is within the Georgetown GO Major Transit Station Area (MTSA) where the Province encourages density.\u00a0<\/p>\n The 2.85-hectare site is at the southwest corner of Mountainview Road North and River Drive. Mostly vacant, the brownfield site has a long industrial history, dating back to the 1930s when it was linked to a paper coating mill. The surrounding area is a mix of low- and medium-density housing, employment lands, and industrial properties slated for redevelopment. To the south, the CN Rail corridor carries GO Transit and freight trains, while a mix of low-density homes and small employment uses line the tracks. To the west, light industrial buildings designated for future high-density development sit closer to the station.<\/p>\n MHBC Planning<\/a> has submitted Official Plan Amendment, Zoning By-law Amendment, and Draft Plan of Subdivision applications to the Town of Halton Hills on behalf of the developer. The proposal envisions three buildings containing six towers, with five atop shared podiums except for the tallest tower, rising between 17 and 22 storeys (65.3m to 81.3m). Each building would feature a four-storey podium with a mezzanine and two transition storeys. A new L-shaped public road would run through the site, linking Mountainview and River.<\/p>\n \u00a0<\/p>\n The development would introduce 1,481 residential units of unspecified tenure, ranging from studio to three-bedroom layouts. The total Gross Floor Area(GFA)\u00a0 would be 129,739m\u00b2, with a Floor Space Index of 4.56 times coverage of the lot. Of the GFA, 129,214m\u00b2 would be dedicated to residential use, and the remainder of 525 m\u00b2 for retail facing the corner of Mountainview and River.<\/p>\n \u00a0<\/p>\n The development would feature 5,924m\u00b2 of amenities, evenly split between indoor and outdoor areas. With three elevators per tower and six in the tallest building, there would be approximately one elevator for every 66 to 74 units per building, indicating adequate service. A 2,721m\u00b2 POPS (Privately-Owned Publicly-accessible Space) is planned mid-block, with a total of 6,640m\u00b2 landscaped open space.<\/p>\n Parking would be accommodated across three underground levels and within the podiums above grade. There would be 1,333 spaces for residents and 148 for visitors and retail. Bicycle parking provisions include 1,037 long-term and 34 short-term spaces.<\/p>\n Georgetown GO provides rail service between Kitchener and Toronto\u2019s Union station, along with a VIA Rail stop on the Toronto-London-Sarnia line. Multiple GO Bus routes also serve the area. While existing cycling infrastructure is limited, long-term plans include a buffered bike lane on Mountainview Road North and a signed bike route with sharrows on River Drive. A proposed off-road trail would also connect across the CN Rail corridor to the east.<\/p>\n The surrounding area is seeing increased development activity, with this proposal calling for the greatest heights and density. West of the station, proposals include Mill Street Commons<\/a> at four storeys and 12-24 Dayfoot Drive<\/a> at six storeys, while the 6-storey The Mill Landing<\/a> and 10-storey McGibbon on Main<\/a> are both currently under construction. East of the station, Furnace Room Brewery Towns<\/a> calls for townhouses up to 3 storeys while 1 Rosetta Condos<\/a> is planned to rise 12 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
