Located around two open spaces dubbed\u00a0Station Square and Park Lawn Gardens, the three <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/station-square-park-lawn-gardens.47734\" target=\"_blank\">first phase buildings<\/a> would boast towers rising as high as 67 storeys. The cookie factory has been cleared, with early works for the redevelopment having started in the Summer of 2024. The broader Humber Bay Shores community is bordered by the Gardiner Expressway to the north, Mimico Creek to the west, Lake Ontario to the south, and Humber River to the east, and so far contains a couple dozen mostly high-rise, mostly residential towers on the south side of Lake Shore Boulevard and west side of Park Lawn Road. The <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2022\/04\/first-capital-and-pemberton-submit-first-phase-plans-massive-humber-bay-shores-site.47735\" target=\"_blank\">first Site Plan Approval (SPA) application<\/a> for Phase 1 was submitted in April, 2022, with a June, 2023 resubmission expanding the scope. Phase 1 would deliver three high-rises (47, 63, and 67 storeys) and four mid-rises (10, 11, and two at 13 storeys) atop three shared podiums. Residential GFA is 142,712m\u00b2, slightly reduced from the previous plan, while office GFA has also seen a small decrease to 45,160m\u00b2. Retail GFA, however, has increased slightly to 10,264m\u00b2, including space for a potential grocery store or food market. Below grade, a five-level underground garage eventually to be expanded to all phases, would initially provide 1,281 vehicular spaces, down from 1,481, with 771 spaces for residents, 20 for visitors, 18 for retail, and 472 for office tenants. Phase 1 is planned adjacent to the new Park Lawn GO station on the Lakeshore West line. As part of an agreement with the City, First Capital must deliver the station alongside Phase 1, ensuring it opens before residents move in. Southwest of the site, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/20-fleeceline-road.54718\" target=\"_blank\">20 Fleeceline Road<\/a> calls for two 17-storey towers, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2256-lake-shore-west.49567\" target=\"_blank\">2256 Lake Shore Boulevard West<\/a> is planned with 10- and 37-storey buildings. To the south, proposals at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2157-lake-shore-boulevard-west.42196\" target=\"_blank\">2157<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2173-lake-shore-west.45809\" target=\"_blank\">2173 Lake Shore Boulevard West<\/a> call for 13- and 49-storey towers, while the 56-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/waters-edge-cove.7199\" target=\"_blank\">Water\u2019s Edge at the Cove<\/a> is wrapping up construction. <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2189-lake-shore-west.46466\" target=\"_blank\">2189 Lake Shore Boulevard<\/a> West is planned at 59 storeys.<\/p>\n<p>UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database files, linked below.
