Nearing completion, 28 Eastern Avenue<\/a> from\u00a0Alterra Group of Companies<\/a> continues the ongoing transformation of Toronto\u2019s Corktown area. Nearly a year after UrbanToronto’s last update<\/a> in March, 2024, construction crews are applying finishing touches to the streetscape and remaining facade elements around the Teeple Architects<\/a>-designed\u00a012-storey condo.<\/p>\n An aerial view from August, 2024 captures much of its cladding installed, showcasing the alternating black and brown aluminum panels on its stepped-back terraces on the north elevation. The construction hoist, which previously in use on 28 Eastern’s Sackville Street elevation, had been taken down, with that area still needing its cladding installed. To the south, (behind and to the left), Cherry House<\/a> is under construction, while to the right a crane can be made out at the\u00a0No. 31 Condos<\/a>\u00a0site.<\/p>\n Looking southwest along Eastern Avenue in October, 2024, construction crews were installing Silva cells, which support tree growth below sidewalks by creating a frame that prevents soil compaction and allows proper root expansion. Above, the cantilevered overhang features exposed cast-in-place concrete, partially lined with white weatherproofing material. To the right, the curtain wall glazing is seen at grade, and construction materials are staged nearby.<\/p>\n From Sackville Street, the stepped-back terraces create a cascading profile, with glass balcony guards and dividers. The pre-finished aluminum window wall system features glazing, spandrel panels, and louvres. The brown aluminum panels transition to black panelling toward the left, reinforcing the building\u2019s duo-tone material palette.<\/p>\n Looking northeastwards across Eastern Avenue to the building, its west and south elevations continue the duo-tone palette that breaks up the building’s bulk. Brick veneer masonry is seen at ground level, while the stepped massing above the street wall accommodates both terraces and inset balconies.\u00a0<\/p>\n A view east across Gilead Lane of the building’s north side highlights the F-shaped layout, which frames an interior courtyard west of the stepped-back terraces along Sackville Street. The brick veneer masonry at its base is punctuated by trellis-like decorative panels. A covered walkway supported by structural columns provides access at grade.<\/p>\n This month, the building nears completion, with scaffolding in place at the southeast corner as crews finalize work beneath the cantilevered second-floor slab. The exposed soffit is being prepared for finishing. The window wall system is fully installed on the upper floors, while construction fencing remains along Eastern Avenue and Sackville Street as final streetscape work progresses. With most of the exterior elements in place, the project is in its final stages ahead of occupancy.<\/p>\n Standing at 45.4m, 28 Eastern moves closer to welcoming its first residents to its 379 residential units.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
