A pair of high-rise towers would bring significant height to Scaroborugh’s Woburn neighbourhood. Designed by TAES Architect Inc.<\/a> for Markham Lawrence Limited Partnership<\/a>, two towers are proposed\u00a0to rise 37 and 38 storeys at the southeast corner of Lawrence Avenue East and Markham Road. The development would combine residential with retail and medical office spaces, and would be the tallest in the immediate area if approved.<\/p>\n The site is an assembly of 3583 and 3585 Lawrence Avenue East<\/a>. Currently, it contains a low-rise commercial plaza, home to a mix of medical offices, fast food restaurants, and hair salons, with surface parking. Surrounding the property are multiple retail plazas and low- and mid-rise residential buildings.<\/p>\n Weston Consulting<\/a> has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developer for a 37-storey (128.31m) west tower and 38-storey (131.36m) east tower with 740 residential units total. The towers would rise from seven- and eight-storey podiums.<\/p>\n The total Gross Floor Area is proposed at 68,604m\u00b2, with 65,977m\u00b2 allocated to residential space and 2,627m\u00b2 for non-residential uses, for a Floor Space Index of 9.68 times lot coverage of the 7,086m\u00b2 site. Retail space would occupy 918m\u00b2 on the ground floor of the west tower, fronting Lawrence and Markham, while a 1,712m\u00b2 medical centre would span the first two floors of the east tower.<\/p>\n Plans call for 1,751m\u00b2 of indoor and 1,223m\u00b2 of outdoor amenities, found within the podium levels, at-grade, and atop the podiums. Outdoor amenities would be provided at-grade in a shared space between the two towers, as well as on the rooftops of each podium.<\/p>\n Each tower would include four residential elevators, or approximately one for every 93 units promising good service, with additional elevators connecting the underground garage to the retail spaces and medical offices. A two-level underground garage would contain 243 parking spaces for residents, 39 for visitors, and 71 for non-residential uses. Bicycle parking would comprise 504 long-term and 52 short-term spots.<\/p>\n There are TTC bus stops in each direction at the Markham\/Lawrence intersection just outside the doors, connecting to Kennedy station on Danforth Line 2, located 4.5km southwest, and Eglinton GO station on the Lakeshore East Line, approximately 2.3km southwest. The area\u2019s transit access will improve when the Scarborough Subway Extension (SSE) opens, including a new station at Lawrence situated about 1.7km from the site.<\/p>\n Seeing significant growth is happening along major roads in the areas surrounding the site. To the west, 3434 Lawrence Avenue East<\/a> is proposed with four towers from 10 to 23 storeys, while further west, Greencedar Commons<\/a> is planned at 11 storeys. To the south, the 6-storey 525 Markham Road<\/a> is under construction. Further south, closer to Eglinton Avenue East, larger proposals include Markham and Dunelm<\/a> with four towers from 8 to 21 storeys and the 23-storey 3174 Eglinton East<\/a>. North of the site near Ellesmere Road, ME Living Condos<\/a> is under construction with five towers from 14 to 34 storeys, while both 1050<\/a> and 1125 Markham Road<\/a> are proposed as multi-tower projects reaching 37 storeys.
