{"id":29541,"date":"2025-03-16T15:33:31","date_gmt":"2025-03-16T22:33:31","guid":{"rendered":"https:\/\/essential.construction\/news\/development-seeks-to-transform-grand-rapids-old-industrial-site\/"},"modified":"2025-03-16T15:33:31","modified_gmt":"2025-03-16T22:33:31","slug":"development-seeks-to-transform-grand-rapids-old-industrial-site","status":"publish","type":"post","link":"https:\/\/essential.construction\/news\/development-seeks-to-transform-grand-rapids-old-industrial-site\/","title":{"rendered":"Development seeks to transform Grand Rapids\u2019 old industrial site"},"content":{"rendered":"<p> [ad_1]<br \/>\n<\/p>\n<div>\n<p>Factory Yards is an ambitious Grand Rapids, Mich. mixed housing retail and event complex planned for a long disused factory site on the city\u2019s near south side. \u00a0<\/p>\n<p>It\u2019s a classic form of adaptive reuse, repurposing a more than century old factory complex and converting it into 450 apartments and retail along with an event space with a hip urban vibe. \u00a0<\/p>\n<p>The sprawling $150 million project spanning 15 acres and almost 500,000 square feet would have seven buildings \u2013 old and infill \u2013 \u201cto bring new life to the neighborhood while maintaining a respectful tip of the cap to its important heritage,\u201d the project\u2019s website says.\u00a0<\/p>\n<p>Attempts to reach the developers \u2013 Dennis Griffin, Scott Magaluk and Ben Smith \u2013 were unsuccessful. They first proposed Factory Yards almost two years ago. It would reportedly be among the largest and most expensive mixed-use projects in this western Michigan city of almost 200,000, home to vibrant business, academic and arts communities. Private business growth here was 33 per cent between 2013-2023, \u201cthe highest rate among major Midwest metros,\u201d according to the local chamber of commerce.\u00a0<\/p>\n<p>\u00a0<\/p>\n<figure id=\"attachment_440928\" aria-describedby=\"caption-attachment-440928\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-440928\" src=\"https:\/\/cc-production-uploads-bucket.s3.amazonaws.com\/uploads\/2025\/03\/PG-2-RS-US-FYFoodHall-e1741977276662.png\" alt=\"The seven-building complex would include residential, retail, studios and an extensive Food Hall.\" width=\"600\" height=\"337\"\/><figcaption id=\"caption-attachment-440928\" class=\"wp-caption-text\">FACTORY YARD \u2014<br \/>The seven-building complex would include residential, retail, studios and an extensive Food Hall.<\/figcaption><\/figure>\n<p>\u00a0<\/p>\n<p>The factory site has a rich industrial history, making furniture and Second World War parachutes and was one of the first factories \u201canywhere\u201d to hire women. \u00a0<\/p>\n<p>Renderings divide the complex into 11 sections. The Hi-Lo would see five- and three-storey residential buildings, The Plaza a half-acre for gatherings and entertainment for residents and visitors, The Shops, retail for residents and the public, The Food Hall \u2013 an \u201ceclectic mix of restaurants \u2014 from farm-fresh options to ethnic cuisine and a bar.\u201d<\/p>\n<p>There would be an \u201cArcade\u201d of greenspace for lounging and The Docks, where creative studios could be located. \u00a0<\/p>\n<p>\u201cOur residents will benefit from a sense of tight knit community combined with cutting edge design and placemaking \u2013 all with a local twist.\u201d\u00a0<\/p>\n<p>\u00a0The development also hopes to dovetail with a $116 million Grand River revitalization project including a 12,000-seat amphitheater, \u201ca short walk\u201d from Factory Yards. \u00a0<\/p>\n<p>\u00a0<\/p>\n<figure id=\"attachment_440925\" aria-describedby=\"caption-attachment-440925\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-440925\" src=\"https:\/\/cc-production-uploads-bucket.s3.amazonaws.com\/uploads\/2025\/03\/PG-2-RS-US-FactoryYards-Shops-e1741977309603.png\" alt=\"A rendering shows the Factory Yards urban campus of converted 19th century factory buildings.\" width=\"600\" height=\"338\"\/><figcaption id=\"caption-attachment-440925\" class=\"wp-caption-text\">FACTORY YARDS \u2014 A rendering shows the Factory Yards urban campus of converted 19th century factory buildings.<\/figcaption><\/figure>\n<p>\u00a0<\/p>\n<p>The developers have said this will \u201cfoster more connectivity\u201d with the scenic river and downtown proper, about a four-minute drive or 20-minute walk.\u00a0<\/p>\n<p>But, according to one expert on urban design, it\u2019s still too isolated from the core and therefore faces challenges.\u00a0<\/p>\n<p>\u00a0\u201cThe problem from my perspective is that it\u2019s disconnected,\u201d Chad Frederick, associate professor of geography and sustainable planning at nearby Grand Valley State University, said. \u201cIt\u2019s not even that far necessarily. Everything about this is automobile dependent. There\u2019s no Transit Oriented Development mentioned in here in any way shape or form.\u201d\u00a0 \u00a0<\/p>\n<p>Frederick said because of this, \u201cit\u2019s going to come into problems with people wanting to live and work there and open up shops there because the (area\u2019s roads) are already quite packed.\u201d \u00a0<\/p>\n<p>He said that the working from home population in Grand Rapids is 12 per cent \u2013 \u201cactually pretty high\u201d \u2013 but even if doubled \u201cyou\u2019d still have 350 cars coming in and out of this place over the course of an hour every morning and every afternoon.\u201d \u00a0<\/p>\n<p>Another problem is that the site is in a partial industrial area with \u201cfairly noxious\u201d fumes, one being from a recycling center.<\/p>\n<p>\u201cI can\u2019t imagine the sounds and or odours coming out of that place are going to be amendable to recreation.\u201d\u00a0<\/p>\n<p>The developers have received $102 million in state brownfield \u201ctransformational\u201d remediation funding, a first for the city, to be reimbursed over 20 years. The developers had told a city planning commission meeting the project was not doable without it.
