Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bdp-quadrangle.8043\" target=\"_blank\">BDP Quadrangle<\/a> for the\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/kaneff.41155\" target=\"_blank\">Kaneff Group<\/a>, the proposal, although there are no high-quality renderings yet, is advancing following a Minister\u2019s Zoning Order (MZO) issued in 2023, which fast-tracked zoning approval for the site. The 2.54-acre site currently contains a one-storey commercial plaza. The site is bordered by Fairview Road to the north while existing residential properties sit to the northeast and southeast. This fast-tracked zoning approval for the site and removed the requirement for Site Plan Approval. The order requires the City of Mississauga to enter into an agreement with the developer to establish site-specific conditions. Future legislation may also allow the province to appoint a facilitator to oversee these conditions if needed.<\/p>\n<p>The proposal calls for two 45-storey residential towers rising 143m each, connected by a six-storey podium. The towers would house a total of 1,092 rental units. This results in a Floor Space Index of 7.30 times lot coverage. Indoor and outdoor amenities, spanning 3,308m\u00b2 and 2,671m\u00b2, respectively, would be located on the ground floor, level 2, and level 7.<\/p>\n<p>Each tower would include six elevators, resulting in one elevator per 91 units, indicating good service. The proposal also includes a three-level underground garage consisting of 343 residential parking spaces, as well as 164 visitor and 32 retail spots. The LRT will connect the Port Credit GO station to the south with Brampton Gateway Terminal to the north. Immediately north across Fairview Road, the 32-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/alba.41312\" target=\"_blank\">Alba<\/a> is under construction. Further north, developments include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3420-hurontario.48066\" target=\"_blank\">3420 Hurontario<\/a> with 30- and 33-storey towers, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3480-hurontario-street.54091\" target=\"_blank\">3480 Hurontario<\/a> at 36 storeys, and the 35-storey and 40-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/edge-towers.10079\" target=\"_blank\">Edge Towers<\/a> under construction, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/oro-edge-towers.45558\" target=\"_blank\">Oro<\/a> rising to 50 storeys and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3600-hurontario-street.49725\" target=\"_blank\">3600 Hurontario Street<\/a> proposed at 51 storeys. To the south, notable proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3085-hurontario-street.48084\" target=\"_blank\">3085 Hurontario Street<\/a> with four towers from 31 to 39 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3161-hurontario-street-mississauga.52075\" target=\"_blank\">3161<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3115-hurontario-street.50337\" target=\"_blank\">3115 Hurontario Street<\/a> at 37 and 42 storeys, respectively, plus <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/connecting-cooksville.45550\" target=\"_blank\">Connecting Cooksville<\/a> calling for five towers from 34 to 46 storeys.\u00a0<\/p>\n<p>UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
