A pair of 45-storey residential towers have been proposed at\u00a03355 Hurontario Street<\/a> in Mississauga’s Mississauga Valley\u2013Fairview neighbourhood, south of Central Parkway. Designed by BDP Quadrangle<\/a> for the\u00a0Kaneff Group<\/a>, the proposal, although there are no high-quality renderings yet, is advancing following a Minister\u2019s Zoning Order (MZO) issued in 2023, which fast-tracked zoning approval for the site. This project joins a wave of intensification along the corridor, including 3085 Hurontario Street<\/a>, which UrbanToronto covered yesterday<\/a>.<\/p>\n The proposed development will sit along the under-construction Hurontario-Main Line 10 LRT<\/a>, at the southeast corner of Hurontario Street and Fairview Road East. The 2.54-acre site currently contains a one-storey commercial plaza. The site is bordered by Fairview Road to the north while existing residential properties sit to the northeast and southeast. To the west, across Hurontario Street, are additional residential buildings, a fire station, and a child care centre.<\/p>\n In May 2023, the Ontario Minister of Municipal Affairs and Housing issued an MZO allowing for a maximum building height of 50 storeys. This fast-tracked zoning approval for the site and removed the requirement for Site Plan Approval. The order requires the City of Mississauga to enter into an agreement with the developer to establish site-specific conditions. Future legislation may also allow the province to appoint a facilitator to oversee these conditions if needed.<\/p>\n The proposal calls for two 45-storey residential towers rising 143m each, connected by a six-storey podium. The towers would house a total of 1,092 rental units. Retail uses are planned at grade, fronting both Hurontario and Fairview.<\/p>\n The design has a total Gross Floor Area of 75,208m\u00b2, with 73,496m\u00b2 dedicated to residential uses and 1,712m\u00b2 allocated for retail. This results in a Floor Space Index of 7.30 times lot coverage. Indoor and outdoor amenities, spanning 3,308m\u00b2 and 2,671m\u00b2, respectively, would be located on the ground floor, level 2, and level 7.<\/p>\n Each tower would include six elevators, resulting in one elevator per 91 units, indicating good service. The proposal also includes a three-level underground garage consisting of 343 residential parking spaces, as well as 164 visitor and 32 retail spots. Bicycle parking would include 668 long-term spaces, 72 short-term spaces, and 5 retail spaces.<\/p>\n Several MiWay bus routes operate nearby, with stops located along Hurontario Street just north and south of Fairview Road, although they will be long replaced by LRT service by the time these buildings could open. The LRT will connect the Port Credit GO station to the south with Brampton Gateway Terminal to the north. An LRT stop at Fairview Road is under cosntruction adjacent to the proposed development.<\/p>\n The towers would join a growing cluster of high-rise developments along the Hurontario Street corridor. Immediately north across Fairview Road, the 32-storey Alba<\/a> is under construction. Further north, developments include 3420 Hurontario<\/a> with 30- and 33-storey towers, 3480 Hurontario<\/a> at 36 storeys, and the 35-storey and 40-storey Edge Towers<\/a> under construction, with Oro<\/a> rising to 50 storeys and 3600 Hurontario Street<\/a> proposed at 51 storeys. To the south, notable proposals include 3085 Hurontario Street<\/a> with four towers from 31 to 39 storeys, 3161<\/a> and 3115 Hurontario Street<\/a> at 37 and 42 storeys, respectively, plus Connecting Cooksville<\/a> calling for five towers from 34 to 46 storeys.\u00a0<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
