A trio of condominium towers is proposed to replace a shopping plaza just across from Erin Mills Town Centre. Designed by Arcadis<\/a> for Trinity Point Development<\/a> (operating as Starmont Estates), the proposal calls for heights up to 34 storeys, another step in the growth of this node in western Mississauga.<\/p>\n The site at 2555 Erin Centre Boulevard<\/a> occupies the northeast corner of Erin Mills Parkway and Erin Centre Boulevard. Currently, it hosts a single-storey retail plaza with surface parking. The site is buffered by a wooded parkland area from low-rise houses that predominate in the adjacent residential areas of the Central Erin Mills neighbourhood. To the south and west though are parks, schools, and high-rise apartment and condo buildings, with Erin Mills Town Centre anchoring the wider area.\u00a0<\/p>\n The proposal envisions a West Block and East Block arranged around a central landscaped courtyard, connected to the street by a private road. The West Block would front Erin Mills Parkway and rise from a shared 7-storey podium, topped by two towers of 31 and 34 storeys, housing 704 units. The East Block would feature a single tower rising to 28 storeys from\u00a0a 7-storey podium and 318 units. The towers would range in height from 93.35 to 111.35m.<\/p>\n Together, the three towers would house 1,022 condominium units, with a total Gross Floor Area of 69,297m\u00b2 and a Floor Space Index of 6.83 times coverage of 1.01-hectare site. Residential space accounts for 68,217m\u00b2, while 1,080m\u00b2 of retail is concentrated at grade within the West Block\u2019s podium along Erin Mills Parkway.<\/p>\n Amenity spaces would be distributed throughout both podiums, with 2,060m\u00b2 indoors and 2,635m\u00b2 outdoors. With three elevators per tower, this translates to approximately one elevator per 117 units in the West Block and 106 units in the East Block, necessitating high-speed motors to ensure adequate service levels.<\/p>\n Parking is to be provided through a combination of a four-level underground garage and a four-storey screened parkade within the West Block\u2019s podium, offering 992 spaces for residents and 154 for visitors and retail. Bicycle storage would include 614 long-term and 52 short-term spaces for residents, along with 4 spaces for retail use.<\/p>\n For commuters, there are MiWay bus stops located at Erin Centre Boulevard at and Erin Mills Parkway. The Erin Mills Town Centre Bus Terminal with multiple routes is approximately 450m away, or a 7-minute walk. Regional service is provided by the Streetsville GO station, situated about\u00a0 2km northeast, a 4-minute drive or 6-minute bike ride. The Erin Mills Station on the Mississauga Transitway is about 1km to the south, providing bus rapid transit along Highway 403.<\/p>\n The immediate area is seeing notable development activity. To the south, The Kith and Kindred Condominiums<\/a> is nearing the end of construction with three towers ranging from 11 to 25 storeys. Northeast of the site, near the GO station, the Streetsville Centre Plaza Redevelopment<\/a> proposes eight buildings between 8 and 15 storeys, while 64 Thomas Street<\/a> is planned to bring three towers from 12 to 22 storeys. Further south, 4099 Erin Mills Parkway<\/a> proposes 14 storeys.
