M3 at M City<\/a> has now risen to stake its claim as Mississauga\u2019s tallest tower, meeting and overtaking the recently topped-off EX1 from the nearby\u00a0Exchange District Condos<\/a>. Designed by\u00a0Arcadis<\/a> for\u00a0Rogers Real Estate Development Ltd<\/a> and\u00a0Urban Capital Property Group<\/a>, the 77-storey tower continues to ascend, its uniquely angled upper storeys beginning to take shape. M3 is part of the growing\u00a0M City<\/a> community in the core of this city just to the west of Toronto.<\/p>\n UrbanToronto last provided an update in\u00a0December, 2024<\/a>, when the tower had reached about 57 storeys.<\/p>\n A view of the top of the tower in February, 2025 shows a crane and concrete pump atop the structure, while protective panels shield work on the uppermost levels from the vagaries of the weather. A construction hoist runs along the northwest elevation, reaching about a half dozen floors short of the then-current top. Glazing and spandrel panel cladding are in place up to about the 58th floor, with segments of the white sawtooth balcony pattern.<\/p>\n Looking south from Burnhamthorpe Road, below, we get a close-up look at the black and white balcony accents that will rise on the northwest and southeast elevations. Meanwhile, progress continues on the six-storey podium, with the top floors of the southeast volume clad in a window wall system, with white weatherproofing along this elevation.\u00a0<\/p>\n Looking to the southwest from between the completed podiums for M1 and M2, M3\u2019s podium integrates into the streetscape, boasting an angular curtainwall glazed amenity space along the sixth and seventh floors.<\/p>\n Seen from Parkside Village Drive, M3\u2019s distinctively flaring elevations articulate its western face. White balcony edge accents occurring every three floors are installed up to approximately the 49th floor. The chamfered edge along the left side of the tower is more pronounced in the lower third. In the background at the right, the crane for\u00a0M4<\/a> can be seen just rising partly hidden behind trees.<\/p>\n Looking west this month, M3 has now climbed to approximately level 68. The defining sawtooth balcony edge pattern is visible along the southeast elevation, with sections progressing up to around the 55th floor. The crane is anchored alongside the southeast elevation near its southern point. In front of the podium, a blue boom lift can be seen reaching to the sixth floor, where white weatherproofing material lines the balcony edge beneath the amenity pavilion.<\/p>\n With about nine residential floors and then the peaked mechanical penthouse remaining \u2014 itself about 4 storeys high, and why there are some claims that this will be an 81-storey building \u2014 M3 has just surpassed EX1, which topped off at 60 storeys or 201m. While another tower at Exchange District Condos, EX3, will eventually rise taller than EX1, counting 72 storeys and 232m, EX3 will still fall short of M3\u2019s full height of 260.29m, which will make it the tallest building in Canada outside of Toronto, a title currently held by Edmonton’s Stantec Tower at 250.8m.
