Rising in Harbord Village at the northwest corner of Spadina and Sussex avenues, the\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/u-t-oak-house-student-residence.19527\" target=\"_blank\">Oak House Student Residence<\/a> brings a 23-storey tower and 3-storey townhouse row to a site long anchored by a heritage-listed red brick building that was recently home to the Ten Editions bookstore.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/04\/58409\/58409-182913.jpeg\" data-entity-uuid=\"insert-display_default-1bf7fd77-89dc-45f7-9958-eaf338bbab27\" data-entity-type=\"file\" alt=\"University of Toronto Oak House Student Residence, Diamond Schmitt Architects, University of Toronto, The Daniels Corporation\" title=\"Looking northeast to the two-volume massing of Oak House Student Residence, image by UrbanToronto Forum contributor rdaner\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/04\/58409\/58409-182913.jpeg', true, 'Looking northeast to the two-volume massing of Oak House Student Residence, image by UrbanToronto Forum contributor rdaner'); return false;\"><span class=\"image-description\">Looking northeast to the two-volume massing of Oak House Student Residence, image by UrbanToronto Forum contributor rdaner<\/span><\/p>\n<p dir=\"ltr\">The tower is designed by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/diamond-schmitt-architects.7975\" target=\"_blank\">Diamond Schmitt Architects<\/a> with heritage conservation led by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/era-architects.7982\" target=\"_blank\">ERA Architects<\/a>, and was developed by the university in partnership with\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/daniels-corporation.7835\" target=\"_blank\">The Daniels Corporation<\/a>. UrbanToronto last provided an update in\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2023\/07\/u-ts-spadina-sussex-residence-tops-construction-carries.53309\" target=\"_blank\">July, 2023<\/a>, when the tower had recently topped off.<\/p>\n<p dir=\"ltr\">Viewed from Sussex Avenue in May, 2024, construction continued at street level, with work concentrated on the podium\u2019s south elevation. An articulating boom lift is seen in use by crews installing exterior cladding elements. The podium showcases\u00a0brick-faced precast panels with a smooth finish, alongside\u00a0warm grey precast concrete fins. Scaffolding wraps around the\u00a0retained heritage facade at the southeast corner. A\u00a0staggered arrangement of glazing units and brick is seen across the facade, articulated by\u00a0concrete bands every two floors. A\u00a0telescopic boom lift with its raised basket\u00a0is stationed to the right.
