Following several nearby proposals in recent years, further intensification is planned for central Ajax as a 25-storey mixed-use tower is proposed across from Harwood Plaza. Designed by\u00a0KIRKOR Architects and Planners<\/a> for\u00a0Brosko Property Management<\/a> operating as Kingscourt Holdings (Ajax) Ltd., the site is located at the northeast corner of Harwood Avenue South and Kings Crescent.<\/p>\n Addressed to\u00a0145 through 149 Kings Crescent<\/a>, the site is currently occupied by three 2.5-storey brick apartment buildings known locally as the Red Bricks. They contain 34 rental units, with tenant displacement not anticipated until early 2026 and owners preparing a relocation strategy. Situated 630m south of Highway 401, the site is adjacent to mid- and high-rise residential buildings along Harwood, and a low-rise neighbourhood to the east. The Red Bricks trace their origins to Ajax\u2019s post-war housing boom, developed in 1953 as one of the town\u2019s earliest purpose-built rental projects. A Heritage Impact Statement prepared by\u00a0Architects Rasch Eckler Associates Ltd.<\/a> concludes that the site does not meet the criteria for designation under the Ontario Heritage Act.<\/p>\n The developer has submitted a Site Plan Approval application to the Town of Ajax for a mixed-use rental tower rising 85.35m, with an 8-storey base and 335 residential units. Ten percent, or 34 units, are designated as affordable rentals under CMHC\u2019s MLI Select program, with a 10-year affordability commitment. The building would be served by three elevators, yielding a ratio of roughly one elevator per 112 units, necessitating high-speed motors to provide sufficiently quick response times.\u00a0<\/p>\n The total Gross Floor Area of 28,354m\u00b2 entails 28,140m\u00b2 of residential space and 214m\u00b2 of retail fronting Harwood Avenue South, at the southwest corner of the podium beside the main residential entrance. Residential amenities are split between the ground and ninth floors, providing 684m\u00b2 of indoor and 670m\u00b2 of outdoor areas. The total Floor Space Index (FSI) of 7.28 times coverage of the 3,897m\u00b2 lot <\/span>significantly exceeds the site’s maximum permitted 1.75 FSI while remaining within the Town\u2019s Tall Building Guidelines, which allow for developments of up to 25 storeys.<\/p>\n Parking would be distributed across two underground levels along with levels two and three of the podium, including 175 below grade, 118 above grade, and 5 internal surface spaces, with 50 for visitors. Bicycle parking of 319 long-term and 34 short-term spaces would be provided for residents and visitors, with an additional 4 short-term spaces for retail use.\u00a0<\/p>\n The site is located approximately 2.5 kilometres east of Ajax GO station, a 15-minute transit ride away via Durham Region Transit (DRT). Four DRT routes serve the surrounding area. Cycling connections are supported by painted bike lanes on Hunt Street and sharrow markings along Kings Crescent and Burcher Road.<\/p>\n Other proposals and projects are nearby. To the southwest,\u00a072 and 80 Bayly Street West<\/a> are proposed at 18 and 23 storeys, while the\u00a0second phase of Vision at Pat Bayly Square<\/a> is under construction with towers of 19 and 23 storeys. Further south,\u00a033 Falby Court<\/a> is proposed at 15 storeys. To the west,\u00a073 Hunt Street<\/a> is planned at 8 storeys,\u00a0Monarch Hills<\/a> calls for five 25-storey towers, and Harwood Plaza is\u00a0planned for redevelopment<\/a> with three towers ranging from 16 to 30 storeys. Major high-rise proposals are found further west, including three towers at\u00a0275 Westney Road South<\/a> (27\u201329 storeys), six towers at\u00a0425 Bayly Street West<\/a> (50\u201360 storeys), and dual 62-storey towers at both\u00a0190 Westney Road South<\/a> and\u00a0493 Bayly Street West<\/a>.<\/p>\n Initial municipal feedback is expected by mid-2025, with additional rounds of revisions and a tenant information meeting anticipated in the coming months.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
