This poses a significant delay and risk for building projects. One way to speed up the building permit process is to automate it as much as possible.<\/p>\n<p id=\"ember865\">Because 2D PDF files are limited in their capabilities, several governments are developing BIM-based building permits. Regions leading this development include Singapore, the Nordic countries, the UK, Japan, South Korea, and Dubai.<\/p>\n<p id=\"ember866\">The trend is to use the open <a rel=\"noreferrer noopener nofollow\" href=\"https:\/\/technical.buildingsmart.org\/standards\/ifc\/\" target=\"_blank\">IFC standard<\/a> for model submissions instead of native BIM models. However, the standard has not yet offered universal definitions for automating compliance checking. For example, IFC has had a class for walls (IfcWall) but no standard way to distinguish between specific types of interior walls, e.g., partition walls, fire-rated walls, or sound-insulating walls. This has forced companies or authorities to define custom property sets or user-defined classifications.<\/p>\n<h3 class=\"wp-block-heading\" id=\"ember867\">The RIR project<\/h3>\n<p id=\"ember868\">At this year\u2019s <a rel=\"noreferrer noopener nofollow\" href=\"https:\/\/kirahub.org\/en\/wdbe\/\" target=\"_blank\">WDBE summit,<\/a> <a rel=\"noreferrer noopener nofollow\" href=\"https:\/\/www.linkedin.com\/in\/tomi-henttinen-3b70596\/\" target=\"_blank\">Tomi Henttinen<\/a> (pictured) presented buildingSMART\u2019s RIR (Regulatory Information Requirements) project, which will improve model machine-readability for regulatory purposes.<\/p>\n<p id=\"ember870\">Under Tomi\u2019s leadership, the international RIR team focused on four areas:<\/p>\n<ul class=\"wp-block-list\">\n<li>Building permit application data, such as building identification and characteristics<\/li>\n<li>Life-safety, structure, and fire-safety-related information<\/li>\n<li>Energy, environmental (e.g., carbon footprint), and re-purposing data<\/li>\n<li>Accessibility of buildings<\/li>\n<\/ul>\n<p id=\"ember875\">The process looked at data needed at four regulatory stages: concept approval, technical approval, construction approval, and approval to occupancy.<\/p>\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1.jpg\" alt=\"Use cases of the RIR project\" class=\"wp-image-4016685 lazyload\"\/><img loading=\"lazy\" decoding=\"async\" width=\"1920\" height=\"1080\" src=\"https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1.jpg\" alt=\"Use cases of the RIR project\" class=\"wp-image-4016685 lazyload\" srcset=\"https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1.jpg 1920w, https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1-1200x675.jpg 1200w, https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1-768x432.jpg 768w, https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1-1536x864.jpg 1536w, https:\/\/aec-business.com\/wp-content\/uploads\/2024\/10\/tomi-prese1-1080x608.jpg 1080w\" sizes=\"auto, (max-width: 1920px) 100vw, 1920px\"\/><figcaption class=\"wp-element-caption\">The selected use cases of the RIR project (image: Tomi Henttinen)<\/figcaption><\/figure>\n<h3 class=\"wp-block-heading\" id=\"ember878\">The results<\/h3>\n<p id=\"ember879\">The RIR project introduced nearly 300 new IFC properties to the IFC standard and almost 200 new Types. These include the definitions for the previously mentioned interior walls, for example.<\/p>\n<p id=\"ember880\">The project also created a <a rel=\"noreferrer noopener nofollow\" href=\"https:\/\/ucm.buildingsmart.org\/use-case-details\/1834\/en\" target=\"_blank\">use case<\/a> and a ruleset, the Regulatory Information Delivery Specification (IDS), which you can <a rel=\"nofollow noopener\" href=\"https:\/\/ucm.buildingsmart.org\/uploads\/use-cases\/777abbc10ddf9551bf53465886aa3735ae687df3c3bacf08fa300736422cc21b\/files\/0\/20240925061306_buildingSMART-RIR.ids\" target=\"_blank\">download.<\/a><\/p>\n<p id=\"ember881\">Tomi concluded that the RIR project\u2019s results will improve communication between applicants and regulators. Design and model-checking apps can use the new definitions to pre-check designs before they are submitted to authorities.
