The east tower of Forma<\/a>, now under construction at King Street West and Duncan Street in Downtown Toronto, has arrived at the first level of residential suites. Designed by\u00a0Gehry Partners<\/a> with\u00a0Adamson Associates<\/a> as Architect of Record, and developed by\u00a0Great Gulf<\/a>,\u00a0Dream Unlimited<\/a>, and\u00a0Westdale Properties<\/a>, the 73-storey tower about to transition from its extra-height podium levels to more typical residential floors above, is rising as the first of two buildings in the long-anticipated project.\u00a0<\/p>\n Since UrbanToronto’s\u00a0last update<\/a> in October, 2024, when the structure had just risen above grade, work has progressed steadily through the podium levels, which feature generous floor-to-floor heights to accommodate space for OCAD University and the residential amenities.<\/p>\n In this close-up view looking northwest in April, 2025, crews are working atop the sixth floor amidst dense rebar cages and red formwork sections. A red concrete boom pump is visible at right. Below, two levels of shoring posts and an intermediate deck have been installed between the fifth and sixth floor slabs.<\/p>\n At the start of this month, the west elevation reveals six fully formed floor slabs, with the intermediate deck between the fifth and sixth floors cantilevering outward: no slab is being formed there. The lower levels show the considerable vertical spacing of the podium floors; OCAD University will be occupying levels two, three, and four, while five and six will be the residential amenity levels. To the left, precast concrete cladding panels are now installed above the adjacent heritage brick building.<\/p>\n Looking west across Roy Thomson Hall’s sunken patio garden more recently, freshly formed concrete columns at the south end of the sixth floor support newly installed forms where the slab for the seventh floor will be created, the first level to house residential suites. This stage signifies a transition from the generous podium floor heights, which average 5.15m, to more typical residential spacing. While the seventh floor will have a floor-to-floor height of 3.9m, the floors above will standardize at 2.95m in floor-to-floor heights.<\/p>\n Captured from the King Tower at Metro Centre across King Street, this northeast-facing view from May 8 shows formwork now also in place at the north end of the sixth floor, behind the completed structure at the south end. At street level, construction staging along the Ed Mirvish Way portion of Duncan Street means that the northbound lane of the street is remains blocked off, while concrete placement underway at the end of the southbound lane has temporarily close that direction too.<\/p>\n Looking northwest across David Pecaut Square, today, May 9, the structure for Forma\u2019s east tower podium levels is complete other than for its sixth level. The seventh level of the central elevator core, framed in formwork sections, is rising between the crane and the red concrete boom pump to the right. Cantilevered platforms project from levels four and five along the King Street frontage on the south elevation, ready to have the crane hoist materials onto them.\u00a0<\/p>\n Forma\u2019s east tower will ultimately rise 262.8m and introduce 864 residential units, while the taller west tower, not yet in sales, will add 1,170 more units in a building that will surpass the 300 metre ‘supertall’ threshold.<\/p>\n As work on the residential levels of tower begins, UrbanToronto <\/span>is hosting a free webinar<\/a> on Tuesday, May 13 at 1 PM, with Adamson Associates Archtects\u2019 Abel Gill, who will discuss the design challenges and innovations behind this project.
