Designed by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/architectsalliance.7955\" target=\"_blank\">architects\u2014Alliance<\/a>, the mixed-use development would be the tallest proposed or currently under construction in the immediate area. Currently developed with a two-storey commercial plaza and its surface parking, it sits in the southwest corner of Scarborough&#8217;s L&#8217;Amoreaux area,and \u00a0just to the northeast of the Consumers Road Business Park in North York, where surface parking lots and low-rise commercial uses are increasingly giving way to high-density redevelopment.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58573\/58573-183766.jpg\" data-entity-uuid=\"insert-display_default-875e2aa8-a425-4325-9132-93555eaaa71b\" data-entity-type=\"file\" alt=\"2912-2926 Sheppard Avenue East, Toronto, Google Maps\" title=\"Looking northwest to the current site, image retrieved from Google Maps\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58573\/58573-183766.jpg', true, 'Looking northwest to the current site, image retrieved from Google Maps'); return false;\"><span class=\"image-description\">Looking northwest to the current site, image retrieved from Google Maps<\/span><\/p>\n<p dir=\"ltr\">The proposal is one of a number of efforts to intensify sites along Sheppard Avenue in North York and Scarborough. To the southwest in the Consumers Road Business Park, once dominated by low and mid-rise commercial buildings surrounded by vast surface parking and lawns, following the adoption of Official Plan Amendment 393 and the ConsumersNext Secondary Plan, that area was earmarked for mixed-use redevelopment. It would rise atop a 6-storey podium extending the full depth of the site, with the tower massed in a north-south slab configuration. The proposal has a total Gross Floor Area of 43,369m\u00b2, with 43,089m\u00b2 of residential space, plus 280m\u00b2 of retail fronting Sheppard Avenue, making for a Floor Space Index of 12.04 times coverage on the 3,602m\u00b2 lot. The proposal also includes 478 bicycle parking spots for residents and 70 for visitors or retail users. Cyclists are served by an east-west cycle track along Huntingwood Drive some blocks to the north, and a signed bike route on Ridgecrest Drive connecting Finch Avenue to Huntingwood.\u00a0<\/p>\n<p dir=\"ltr\">While TTC and YRT bus routes currently operate along Sheppard Avenue East and Victoria Park Avenue, long-term transit plans include either the Sheppard East LRT or a Sheppard Line 4 Subway Extension, both being studied by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/metrolinx.7767\" target=\"_blank\">Metrolinx<\/a>.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58573\/58573-183764.jpg\" data-entity-uuid=\"insert-display_default-83126861-b9d1-4ca9-9aed-e1f0b9577216\" data-entity-type=\"file\" alt=\"2912-2926 Sheppard Avenue East, Toronto, designed by architects\u2014Alliance for Hazelview Investments\" title=\"Looking northwest to the tower, designed by architects\u2014Alliance for Hazelview Investments\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58573\/58573-183764.jpg', true, 'Looking northwest to the tower, designed by architects\u2014Alliance for Hazelview Investments'); return false;\"><span class=\"image-description\">Looking northwest to the tower, designed by architects\u2014Alliance for Hazelview Investments<\/span><\/p>\n<p dir=\"ltr\">Multiple high-rise projects and proposals are poised to transform neighbouring blocks.\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2933-sheppard-east.16822\" target=\"_blank\">2933<\/a> and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2993-sheppard-east.38965\" target=\"_blank\">2993 Sheppard East<\/a> are proposed at 18 and 22 storeys, respectively, while the 14-storey\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2992-sheppard-east.54220\" target=\"_blank\">2992 Sheppard East<\/a> is under construction. Further east,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/pinnacle-toronto-east.7420\" target=\"_blank\">Pinnacle Toronto East<\/a> is nearly complete with towers ranging from 11 to 30 storeys. South of the site,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2450-victoria-park.29554\" target=\"_blank\">2450 Victoria Park<\/a> is proposed at 29 storeys. West of Victoria Park, the\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/lsq.36971\" target=\"_blank\">LSQ<\/a> masterplanned community calls for nine towers from 7 to 43 storeys, with\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/lsq1-lsq2.55250\" target=\"_blank\">LSQ1 and LSQ2<\/a> just starting construction. Further west,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/parkside-square.5973\" target=\"_blank\">Parkside Square<\/a> is under construction with four towers ranging from 11 to 43 storeys. Other nearby proposals include\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1-herons-hill-way.42471\" target=\"_blank\">1 Heron\u2019s Hill Way<\/a> at 34 storeys, four 45-storey towers at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/245-yorkland-boulevard.46994\" target=\"_blank\">245 Yorkland Boulevard<\/a>, and a two-tower plan at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/155-consumers-road.56907\" target=\"_blank\">155 Consumers Road<\/a> rising to 35 and 50 storeys.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
