A refined version was\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2022\/07\/toronto-approves-major-applications-following-debate.48716\" target=\"_blank\">approved by City Council<\/a> in 2022, allowing a 90-unit mixed-use building with full heritage integration. Now, while the previously approved plan involved facade retention of the Murphy&#8217;s Law building, the new plan maintains full in-situ retention of the 1911-12 built structure designed by architects Sharp &amp; Brown. Originally an Imperial Bank of Canada branch, the two-storey classical structure was designated under Part IV of the Ontario Heritage Act in 2022. The new plan overseen by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/era-architects.7982\" target=\"_blank\">ERA Architects<\/a> integrates the building into the base of the development, with step-backs and glazed separations, retaining the rooftop trellis.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58617\/58617-183968.jpg\" data-entity-uuid=\"insert-display_default-25aa692a-2f7a-4057-871d-ea2940c67c12\" data-entity-type=\"file\" alt=\"1684 Queen Street East, Toronto, Google Maps\" title=\"Looking northwest to the current site, image retrieved from Google Maps\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58617\/58617-183968.jpg', true, 'Looking northwest to the current site, image retrieved from Google Maps'); return false;\"><span class=\"image-description\">Looking northwest to the current site, image retrieved from Google Maps<\/span><\/p>\n<p dir=\"ltr\">The total Gross Floor Area (GFA) has grown from 10,450m\u00b2 in the approved version to 16,897m\u00b2 in the current proposal, translating to a Floor Space Index of 5.43 times lot coverage, up from 3.32 for the four parcels at 1684, 1698, 1700, and 1702 Queen Street East with combined area of 3,205m\u00b2. Of the GFA, 16,121m\u00b2 is allocated to residential use, while 776m\u00b2 is devoted to retail. Below grade, a single level of underground parking would contain 54 spaces, down from the 85 originally proposed in 2019. Of these, 41 are allocated for residents, 12 for visitors, and one for car share. Bicycle storage has been expanded from 114 to 240 spaces, with 196 long-term and 44 short-term spots. The site is within 200m of a multi-use trail along Northern Dancer Boulevard, connecting to the Martin Goodman Trail and Lakeshore Boulevard East. Mid-rise growth continues to reshape this stretch of Queen Street East. To the east, applications include 5- and 6-storey applications at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1895-queen-street-east.55600\" target=\"_blank\">1895 Queen Street East<\/a> and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/73-woodbine.47611\" target=\"_blank\">73 Woodbine Avenue<\/a>. To the west, a denser cluster is taking shape:\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/69-coxwell-avenue.55189\" target=\"_blank\">69 Coxwell Avenue<\/a> and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1594-queen-east.51197\" target=\"_blank\">1594 Queen East<\/a> each propose 6 storeys, while the\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/queen-ashbridge.39486\" target=\"_blank\">Queen &amp; Ashbridge<\/a> is rising with towers from 8 to 17 storeys, and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1631-queen-east.45296\" target=\"_blank\">1631 Queen East<\/a> proposes 18 storeys.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
