Just a couple bocks east of where\u00a0Gairloch Developments<\/a> recently completed their 8-storey\u00a0Junction Point<\/a> condos, the developer has submitted revised plans for\u00a0Grain Lofts<\/a> at\u00a01648 through 1664 Dupont Street . The 11-storey mixed-use condominium is designed by\u00a0Gabriel Fain Architects<\/a>, adding to Gairloch\u2019s mid-rise presence in in Toronto’s Junction Triangle area.\u00a0<\/p>\n Occupying the\u00a0northeast corner of Dupont and Osler Streets, the parcel is currently home to a mix of vacant low-rise buildings. The surrounding area includes light industrial, low-rise residential, and retail. Gairloch\u00a0first proposed plans in\u00a02021<\/a> for a\u00a06-storey, 30-unit mass timber building at 1650 Dupont through a Site Plan Approval application supported by minor variance applications. By\u00a02023, the developer had assembled adjacent properties at 1664 Dupont and 3 Osler Street, submitting an Official Plan (OPA) and Zoning By-law Amendment for an\u00a08-storey,\u00a0106-unit building while retaining the existing house at 3 Osler.\u00a0<\/p>\n A further resubmission in\u00a02024 pushed the height to\u00a010 storeys and introduced a\u00a0geothermal system. That version was approved by City Council in\u00a0July, 2024, though the OPA was refused as the City deemed it unnecessary. The current proposal expands eastward to include 1648 Dupont and removes 3 Osler from the plan.<\/p>\n Bousfields<\/a> has submitted a new Zoning By-law Amendment application to the City of Toronto on behalf of the developer. The building massing has been reworked to remove the previously proposed\u00a0cantilever over Dupont and increase the\u00a0step-back above the fifth floor. Though the\u00a0geothermal system is retained, earlier concepts featuring mass timber and shou-sugi-ban balconies have given way to more conventional construction.<\/p>\n The proposal would deliver a total\u00a0Gross Floor Area of 10,776m\u00b2, including\u00a010,434m\u00b2 of residential (up from\u00a02,545m\u00b2)\u00a0and\u00a0342m\u00b2 of retail (up from\u00a0177m\u00b2) fronting Dupont Street, resulting in a\u00a0Floor Space Index of 5.59 times coverage of the 1,927m\u00b2 assembly. The mid-rise would stand 47.4m, up from 20m in 2021, with 163 residential units. Two residential elevators equate to one elevator for about every 82 units, indicating quick service.<\/p>\n Amenity areas would be split between\u00a0330m\u00b2 indoors\u00a0and\u00a0330m\u00b2 outdoors, including terraces on the ninth floor and rooftop. Below grade, a\u00a0single-level garage would house 20 spaces for residents, 3 for visitors, and 3 accessible spots, all equipped with\u00a0Electric Vehicle Supply Equipment (EVSE). This marks an increase from the seven spaces proposed in the original plan, while bicycle parking has grown to 191 spots, including 148 long-term, 33 short-term, and 10 short-term spaces in the public right-of-way.<\/p>\n The site is\u00a0600m, or\u00a0a 7- to 9-minute walk, from the\u00a0Bloor GO\/UP Express station, and within walking distance of both\u00a0Dundas West and\u00a0Lansdowne stations on\u00a0 Bloor Line 2. Several TTC surface routes run nearby, and cycling infrastructure includes\u00a0painted bike lanes on Dupont Street and proximity to the\u00a0West Toronto Railpath. Bloor-Lansdowne GO station on the Barrie line just south of Bloor, planned but not yet funded, could further expand the connectivity of this area in the future.<\/p>\n Other mid- and high-rise intensification is seen in the area. West of the site, mid-rise proposals include\u00a02760 Dundas West<\/a> at 6 storeys, with\u00a0Junction SQ<\/a> condos underway at 5 storeys and\u00a0403 Keele<\/a> rising to 11. Further north,\u00a0189 Old Weston<\/a> proposes three buildings between 8 and 27 storeys, while\u00a043 Junction<\/a> north of the rail corridor would introduce six towers from 18 to 35 storeys. To the east, proposals include\u00a0316 Junction Condos<\/a> at 26 storeys and\u00a0323 Symington<\/a> with 36 and 39 storeys, while under-construction projects such as\u00a0The Spoke<\/a> and\u00a0The Diamond<\/a> are delivering towers ranging from 12 to 39 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
