Designed by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/icon-architects.8007\" target=\"_blank\">Icon Architects<\/a>, this second resubmission shifts from partial retention of the onsite buildings within the East Annex Heritage Conservation District (HCD) to full demolition.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58632\/58632-184074.jpg\" data-entity-uuid=\"insert-display_default-74a6f264-3922-447a-ad57-22251fd4ab4a\" data-entity-type=\"file\" alt=\"126 Avenue, Toronto, designed by Icon Architects for Taheri Development\" title=\"Looking northwest to 126 Avenue, designed by Icon Architects for Taheri Development\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58632\/58632-184074.jpg', true, 'Looking northwest to 126 Avenue, designed by Icon Architects for Taheri Development'); return false;\"><span class=\"image-description\">Looking northwest to 126 Avenue, designed by Icon Architects for Taheri Development<\/span><\/p>\n<p dir=\"ltr\">The site spans\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/126-avenue.51631\" target=\"_blank\">126, 128, and 130 Avenue Road<\/a>. It is currently occupied by two low-rise mixed-use buildings built in the 1930s, each with retail at grade and residential above. Previously slated to be incorporated into the podium, the existing are now proposed to be removed entirely to allow for a widened sidewalk along Avenue Road, following a request from City staff. While within the HCD, the existing buildings are not identified as holding heritage significance. Ward 11 Councillor Dianne Saxe has\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/issuu.com\/postcity\/docs\/yorkville-2024-05\" target=\"_blank\">previously acknowledged<\/a> the challenges of relocation for the row of flower shops that have operated for years onsite, noting the disruption it poses to independent businesses.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58632\/58632-184079.jpg\" data-entity-uuid=\"insert-display_default-e8012d10-2df8-41d2-ae04-eb246e0b0e62\" data-entity-type=\"file\" alt=\"126 Avenue, Toronto, Google Maps\" title=\"Looking northwest to the current site, image from submission to City of Toronto\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58632\/58632-184079.jpg', true, 'Looking northwest to the current site, image from submission to City of Toronto'); return false;\"><span class=\"image-description\">Looking northwest to the current site, image from submission to City of Toronto<\/span><\/p>\n<p dir=\"ltr\">This proposal was first submitted in early 2023 as a 12-storey mixed-use building, as a Zoning By-law Amendment and a Rental Housing Demolition application. The surrounding context includes low- and mid-rise buildings along with high-rise proposals. Following a community consultation and meetings with the Annex Residents Association, a first resubmission in\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2024\/04\/landmark-yorkville-mid-rise-proposal-updated-refined-design.55619\" target=\"_blank\">March, 2024<\/a> introduced design refinements while preserving the facades of the existing buildings. City staff later requested a deeper setback along Avenue Road, prompting this second resubmission submitted by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/wnd-associates-ltd.27973\" target=\"_blank\">WND Associates Ltd<\/a> on behalf of the developer.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58632\/58632-184075.jpeg\" data-entity-uuid=\"insert-display_default-51e45348-c1bd-4b2f-a66c-36b5af28525d\" data-entity-type=\"file\" alt=\"Previous design, 126 Avenue, Toronto, designed by Icon Architects for Taheri Development\" title=\"Previous design by Icon Architects for Taheri Development\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58632\/58632-184075.jpeg', true, 'Previous design by Icon Architects for Taheri Development'); return false;\"><span class=\"image-description\">Previous design by Icon Architects for Taheri Development<\/span><\/p>\n<p dir=\"ltr\">A revised Heritage Impact Assessment by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/era-architects.7982\" target=\"_blank\">ERA Architects<\/a> supports the buildings\u2019 demolition, citing limited cultural value and the opportunity to improve the streetscape. Two elevators are planned, or one for every 30 units, promising prompt service. Indoor amenities would be located on the third floor, with a rooftop terrace positioned along the eastern edge of the building. Below grade, two underground levels would house 18 resident parking spaces, unchanged from the previous submission. TTC bus routes also provide north-south and east-west service closer to the site. To the south,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/110-avenue-road.46132\" target=\"_blank\">110 Avenue Road<\/a> and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/webley.33175\" target=\"_blank\">The Webley<\/a> are proposed at 9 and 12 storeys, while\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/89-avenue-yorkville.6571\" target=\"_blank\">89 Avenue Yorkville<\/a> and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/one-thirty-eight.6581\" target=\"_blank\">One Thirty Eight<\/a> are under construction at 20 and 31 storeys, respectively. To the east, the\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/belmont-house-addition.56962\" target=\"_blank\">Belmont House Addition<\/a> and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/100-davenport.18981\" target=\"_blank\">100 Davenport<\/a> are planned at 11 and 19 storeys. West of the site,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/321-davenport.20876\" target=\"_blank\">321 Davenport<\/a> is under construction at 9 storeys, while\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/bedford.39889\" target=\"_blank\">The Bedford<\/a> is proposed at 13,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/247-davenport-road.55231\" target=\"_blank\">247 Davenport<\/a> at 16, and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/designers-walk.29559\" target=\"_blank\">Designers Walk<\/a> at 22 storeys.
