More and more high-rise proposals are promising to reshape Brampton\u2019s southern edge. Now,\u00a0Aarti Group<\/a> (operating as Avalon Developments) has returned with expanded plans for their site at\u00a0137 Steeles Avenue West<\/a>. Designed by\u00a0Turner Fleischer Architects<\/a>, the new plan doubles the initial two-tower concept into four towers rising 45 to 50 storeys. Located less than 400m west of Hurontario Street in the Fletcher\u2019s Creek South neighbourhood, the site is steps from the Brampton Gateway Terminal and the under construction Hurontario-Main Line 10 LRT<\/a>, putting it within a Primary Major Transit Station Area under Brampton\u2019s Official Plan.<\/p>\n Located on the south side of Steeles Avenue West between Malta Avenue and Lancashire Lane, the site is currently occupied by a single detached house and an ancillary structure surrounded by vegetation. Surrounding uses include low-rise residential to the south, commercial to the east, and multiple mid- and high-rise developments on the horizon.<\/p>\n The planning process began with a Pre-Application Consultation in June, 2021, followed by\u00a0a Zoning By-law Amendment submission<\/a> in 2023 for two towers fronting Steeles Avenue West at 45 and 50 storeys. That initial proposal focused on the northern portion of the property. The current resubmission expands the scope to the entire site, introducing a second phase to the south.<\/p>\n Blackthorn Development Corp.<\/a> has submitted a Draft Plan of Subdivision application to the City of Brampton on behalf of the developer for two development blocks, each containing a pair of high-rise towers atop a shared 8-storey podium. Tower heights range from 45 to 50 storeys, or 146.65m to 161.4m, with Phase 1 (49 and 50 storeys) fronting Steeles Avenue West and Phase 2 (45 and 46 storeys) located directly to the south. Together, the four towers would deliver 1,893 condominium units, an increase of 746 units over the original 2023 submission. Each tower would be equipped with four elevators, for a a ratio of approximately one elevator per 123 units in Phase 1 and 114 units in Phase 2. High-speed motors would be required for adequate service.\u00a0<\/p>\n The total Gross Floor Area across both phases would be 221,379m\u00b2, up from around 82,000m\u00b2, including 143,507m\u00b2 of residential space and 1,050m\u00b2 of retail at grade, the latter decreased from 1,622m\u00b2. The Floor Space Index has nearly doubled to 11.30 times coverage of the 19,590m\u00b2 property. Indoor and outdoor amenities would total 4,144m\u00b2 and 1,029m\u00b2, respectively, more than triple the previous 1,569m\u00b2, with spaces found across the podium rooftops of both phases.<\/p>\n Below grade, four levels of underground parking are proposed in both phases, complemented by five above-grade levels in Phase 1 and six in Phase 2. The full build-out includes 2,218 vehicular spaces (up from 832), including 297 visitor and 40 accessible spaces. Bicycle parking now totals 1,172 spaces, split between 976 long-term and 196 short-term spots. A new public park is planned at the south end of the site, with phased infrastructure delivery tied to road extensions that will connect Malta Avenue and Lancashire Lane.<\/p>\n A five-minute walk from Brampton Gateway Terminal at Steeles and Hurontario, it will connect residents to Brampton Transit, MiWay, GO Bus, and VIA Rail services, with links to Lisgar, Mount Pleasant, and Bramalea GO stations. Z\u00fcm rapid buses run along both Steeles Avenue and Main Street, while the under-construction Hurontario LRT will extend from Steeles south to Port Credit GO via Square One and Cooksville GO. A potential northern extension to Brampton GO remains under discussion. Cyclists benefit from a multi-use path along Steeles and access to nearby trails such as the Etobicoke Creek Trail.<\/p>\n The proposal is close to several other oprojects and proposals. Just southwest,\u00a0Duo Condos<\/a> was recently completed at 26 storeys, with\u00a0Phase 2<\/a> aiming for 25 and 29 storeys. Nearby,\u00a0Stella at SouthSide<\/a> is under construction with towers rising 21 and 40 storeys. To the southeast,\u00a07890 Hurontario<\/a> proposes 40 storeys, while\u00a02 County Court Boulevard<\/a> envisions four towers between 23 and 45 storeys. North of the site,\u00a0210 Steeles Avenue West<\/a> would bring five towers up to 45 storeys, and the\u00a0Shoppers World Brampton<\/a> redevelopment plans 32 buildings, starting with 37- and 42-storey towers in its\u00a0first phase<\/a>. On the northeast corner of Steeles and Hurontario,\u00a01 Steeles Avenue East<\/a> proposes four towers up to 50 storeys, with\u00a0Steeles & Lancashire<\/a> closer to the site aiming for five towers as tall as 60 storeys.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
