Planning for a dense, more populous Burlington continues, where a proposal has recently been submitted for a site in the city’s Aldershot neighbourhood. Designed by\u00a0Chamberlain Architect Services<\/a> for\u00a0Losani Homes<\/a>, a 25-storey mixed-use tower would rise southwest of Aldershot GO station and within its Major Transit Station Area, connecting future residents rapid transit opportunities to-and-from Toronto or Hamilton and beyond via regional rail.<\/p>\n The site at\u00a0127 Plains Road West<\/a> occupies the northwest corner of Plains Road West and Howard Road. The corner lot is currently home to a two-storey mixed-use building featuring at-grade commercial units, with four residential units above, and surface parking out front and to the rear. Surroundings include employment lands to the north, commercial and retail to the east and west, and low-rise residential to the south.<\/p>\n This proposal follows a series of pre-submission consultations, including a presentation to the Burlington Urban Design (BUD) Review Panel in May, 2024. In response to feedback, several key revisions were made to the early concept. Notably, the original above-grade parking levels were removed in favour of fully underground parking, the tower height was reduced by two storeys while maintaining the unit count, and retail space was consolidated at grade.<\/p>\n MHBC Planning<\/a> has submitted Official Plan and Zoning By-law Amendment applications to the City of Burlington on behalf of the developer. Rising to a height of 81.14m, the tower would feature a 5-storey podium and deliver 240 residential units above 475m\u00b2 of retail space fronting Plains Road. The total Gross Floor Area would measure 31,860m\u00b2, including 31,385m\u00b2 residential, yielding a Floor Space Index of about 11.8 times coverage on a lot spanning approximately 2,700m\u00b2.<\/p>\n Residents would be served by three elevators, equating to roughly one elevator per 80 units, indicating rapid response times. Amenity areas are planned on both the 6th and 24th floors, as well as indoor amenities at the mechanical penthouse level. Building details such as the final unit mix, retail configurations, and amenity programming are to be confirmed through a future Site Plan Control application.\u00a0<\/p>\n A three-level underground garage would house 156 residential and four visitor parking spaces. The application notes that bicycle parking would be provided at a rate of 0.5 spaces per unit.<\/p>\n The site is approximately 1.5km from the GO station \u2014 about a 20-minute walk, 10-minute bus ride, or 5-minute drive. Transit service includes Burlington Transit Route 1, with a stop directly outside the site connecting to Burlington Centre and multiple GO stations, and Route 4, stopping 500m away at Waterdown Road with service to Aldershot GO and downtown Burlington. Plains Road West also features a recently added cycle track and continuous sidewalks on both sides, linking the site to nearby trails.<\/p>\n This proposal joins a growing cluster of nearby proposals. Immediately west of the site,\u00a0153 Plains Road West<\/a> is proposed at 12 storeys, while to the east,\u00a01020 Emery Avenue<\/a> calls for towers rising 11 and 19 storeys. East of Waterdown Road, several high-rise developments are in the pipeline, including\u00a01026 Cooke Boulevard<\/a> at 24 storeys,\u00a01033 Waterdown Road<\/a> at 29 storeys, and\u00a01047 Cooke Boulevard<\/a> with twin towers rising 30 and 32 storeys.
