Proposals for intensification along Eglinton Avenue in the block east of Yonge Street in Midotwn Toronto continue as a new proposal calls for a 70-storey tower bookended by two pairs of similarly tall buildings from another developer. Designed by\u00a0Core Architects<\/a> for\u00a0678400 Ontario Inc<\/a>. (Ruth Reisman Ltd), the development would rise at 120 Eglinton Avenue East<\/a> between Yonge Street and Redpath Avenue, just steps from both\u00a0Eglinton<\/a> and\u00a0Mount Pleasant<\/a> stations on the\u00a0Eglinton Line 5 Crosstown LRT<\/a>, anticipated to open later this year, and within the Major Transit Station Areas of both.<\/p>\n The site is currently occupied by an 11-storey commercial building including office, education, and restaurant uses, with service and retail at grade. An additional 50 tenant parking spaces are secured off-site in the underground garage of 101 Roehampton Avenue to the north. Located within the Yonge\u2013Eglinton Secondary Plan area, the site is surrounded by a mix of older low-rise structures and a growing number of high-rise residential and mixed-use towers, and even more proposals.<\/p>\n The 120 Eglinton East proposal sits squarely between the twin west and east sites of 90 to 110 Eglinton Avenue East<\/a> (below, left) and 150 to164 Eglinton Avenue East<\/a> (below, right), designed by Rafael Vi\u00f1oly Architects<\/a> and Turner Fleischer Architect<\/a>s for the Madison Group<\/a>. The towers were first proposed to the City in April 2024, and now have Official Plan and Zoning By-law approval, while their Site Plan Approval applications are still pending. Those sets of towers top off at just over 236m, while 120 Eglinton East would rise just shy of that height at 231.74 metres. In comparison, the tallest completed building in the area is the eCondos tower at 8 Eglinton Avenue East at Yonge Street, at 195.67m.<\/p>\n Goldberg Group<\/a> has resubmitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the property owner of 120 Eglinton East. With the market for office space significantly reduced of late, the proposal seeks relief from the Yonge\u2013Eglinton Secondary Plan\u2019s requirement to retain existing office space.\u00a0<\/p>\n Total Gross Floor Area is planned at 39,276m\u00b2, resulting in a Floor Space Index of 26.06 times coverage of the 1,507m\u00b2 lot. It includes 187m\u00b2 of retail at grade, and 39,088m\u00b2 of residential space above in 555 suites and amenities. Six elevators are proposed, equating to roughly one per 93 units, indicating good service levels. The tower would sit atop larger 10-storey podium floors and feature a relatively slender floor-plate of approximately 589m\u00b2. Amenity space is planned across Levels 3 and 11, with 725m\u00b2 indoors and 385m\u00b2\u00a0 outdoors.<\/p>\n Below grade, the building would include two underground levels housing a total of 500 long-term bicycle parking spaces for residents and 111 short-term spaces for visitors. No vehicular parking is proposed onsite aside from two short-term pick-up\/drop-off spaces. However, the development retains access to 50 long-term parking stalls within the neighbouring 101 Roehampton Avenue garage, secured by easement.\u00a0<\/p>\n The site is 260m, or a three-minute walk, from Eglinton Station on Lines 1 and 5, while the upcoming Mount Pleasant station on Line 5 is about 360m to the east. Several TTC bus routes currently serve the area, while that number will drop once Line 5 opens. For cyclists there are dedicated bike lanes nearby on Eglinton and signed routes on Broadway, Rosewell, and Lascelles. Raised cycle tracks are also found east of the site.<\/p>\n The proposal joins a rapidly densifying area of Midtown where tower proposals in the 50 to 70-storey range have become the norm. Besides the bookending 58 and 61-storey Madison Group proposals, the 50-storey\u00a0170 Roehampton<\/a> is under construction to the east, with\u00a0141 Roehampton<\/a> proposed at 58 storeys. West of the site, proposals include\u00a077 Roehampton<\/a> at 50 storeys,\u00a055 Eglinton East<\/a> at 55 storeys. Other major projects in the vicinity include\u00a0808 Mount Pleasant<\/a>, proposed at 61 storeys, and the 65-storey tower at\u00a01 Eglinton East<\/a>.
