Forming work has topped off at\u00a0Y&S Condos<\/a>, the 38-storey residential tower from\u00a0Tribute Communities<\/a> and\u00a0Tenblock<\/a> in Toronto\u2019s Yonge\u2013Eglinton area. Designed by\u00a0Graziani + Corazza Architects<\/a>, the high-rise has seen quite a bit of progress since UrbanToronto\u2019s\u00a0last update<\/a> in October, 2024, with cladding and glazing now extending across most of the tower. Located at 2161 Yonge Street, just steps from Eglinton station on Yonge Line 1 and the upcoming\u00a0Eglinton Line 5<\/a>, the development continues to reshape the northeast corner of Yonge and Soudan with its staggered massing and dark precast expression.<\/p>\n In November, 2024, precast concrete panels were caught arriving on a flatbed truck on Yonge Street. The load includes large structural facade elements with pre-formed apertures.<\/p>\n Captured in March, 2025, this southeast-facing view highlights the north and west elevations, where construction has advanced to approximately the 36th floor. The podium is fully enclosed with frameless curtain wall glazing below the seventh-floor step-back. Above, the window wall system, complete with grey and white spandrel panels and black mullions, has been installed up to the 25th floor.\u00a0<\/p>\n Early this month, the south elevation fronting Soudan Avenue is observed with a more heavily glazed area wrapping the east end of the podium. Closer to Yonge Street, the facade shifts to a composition of black precast cladding panels with punched windows. The staggered step-backs from the podium to the tower volume are expressed through recessed and projecting elements.<\/p>\n In a recent drone view looking west, cladding and glazing are completed up to the 31st floor. At the top, a black roofing membrane has been applied over the concrete slab, matching the tone of the tower facade, while to the west, crews are active around staged materials atop the mechanical penthouse. Additional staging is also visible atop the podium volume on the north side.<\/p>\n Seen from the northeast, this drone view highlights the full massing and Y&S Condos\u2019 place amidst other Yonge Street skyscrapers. The pronounced step-back above the 12th floor on the south elevation visually marks the transition from podium to tower, contributing to a tiered architectural profile.\u00a0<\/p>\n Once complete, Y&S Condos will stand 130.77m tall, adding 380 new residential units to the Yonge\u2013Eglinton area.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
