At 5 Raglan,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/goldman-group.7725\" target=\"_blank\">Goldman Group<\/a> is seeking to raise a tower approved at 28 storeys to 34. Just up the street,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/camrost-felcorp.7662\" target=\"_blank\">Camrost-Felcorp<\/a> is proposing a height increase from 26 to 30 storeys at 91 Raglan. The two sites occupy opposite ends of Raglan Avenue.\u00a0<\/p>\n<p dir=\"ltr\">At the south end of the street, an assembly of 5 through 15 Raglan was previously home to a mix of detached and semi-detached houses. The 1,438m\u00b2 assembly has since been cleared following demolition. Further north at the corner of Raglan and Claxton Boulevard, 91 Raglan is an assembly of 91 through 101 Raglan. It measures 1,432m\u00b2, and currently contains six semi-detached dwellings, some of which remain occupied.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58688\/58688-184361.jpg\" data-entity-uuid=\"insert-display_default-82c6d962-3cd3-430d-bf40-65712e394c00\" data-entity-type=\"file\" alt=\"Aerial view, 5 and 91 Raglan Avenue, Toronto, Google Maps\" title=\"An aerial view of the sites and surrounding area, image retrieved from Google Maps\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58688\/58688-184361.jpg', true, 'An aerial view of the sites and surrounding area, image retrieved from Google Maps'); return false;\"><span class=\"image-description\">An aerial view of the sites and surrounding area, image retrieved from Google Maps<\/span><\/p>\n<p dir=\"ltr\">Originally proposed at\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2021\/11\/24-storey-tower-proposed-near-bathurst-and-st-clair.46734\" target=\"_blank\">24 storeys<\/a> by Goldman Group\u00a0and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/stafford-developments\" target=\"_blank\">Stafford Developments<\/a>, the Zoning By-law Amendment for 5 Raglan was approved through a 2023 Ontario Land Tribunal settlement. It permitted a 28-storey, 210-unit residential tower designed by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/richmond-architects\" target=\"_blank\">Richmond Architects<\/a>. Since then, the design has been taken over by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/studio-jci.19451\" target=\"_blank\">Studio JCI<\/a>, with a new Site Plan Amendment application rising to a height of 117.75m.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58688\/58688-184357.jpeg\" data-entity-uuid=\"insert-display_default-2e78964c-afba-4953-bebb-4e5c11a66274\" data-entity-type=\"file\" alt=\"Previous design, 5 Raglan, Toronto, designed by Richmond Architects for Stafford Developments and Goldman Group \" title=\"Previous design for 5 Raglan, designed by Richmond Architects for Stafford Developments and Goldman Group \" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58688\/58688-184357.jpeg', true, 'Previous design for 5 Raglan, designed by Richmond Architects for Stafford Developments and Goldman Group '); return false;\"><span class=\"image-description\">Previous design for 5 Raglan, designed by Richmond Architects for Stafford Developments and Goldman Group <\/span><\/p>\n<p dir=\"ltr\">The updated design features 236 condominium units, aligning with policy objectives by introducing a more family-oriented unit mix, with nearly half of the suites now planned as two-bedroom units. A small 16m\u00b2 commercial space is planned at grade, with amenities split between 481m\u00b2 indoors and 486m\u00b2 outdoors. Two underground levels would contain 42 parking spaces and 238 bicycle spaces. It was conceived as the second phase of Camrost-Felcorp\u2019s redevelopment vision along Raglan, with the developer\u2019s\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/raglan-house.36700\" target=\"_blank\">Raglan House<\/a> to the south now under construction. The latest application proposes an increase to 30 storeys.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58688\/58688-184359.jpg\" data-entity-uuid=\"insert-display_default-48a31318-b9f3-46fd-8111-d3726f72239c\" data-entity-type=\"file\" alt=\"Previous design, 91 Raglan, Toronto, designed by Onespace Unlimited for Camrost Felcorp\" title=\"Previous design for 91 Raglan, designed by Onespace Unlimited for Camrost Felcorp\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2025\/05\/58688\/58688-184359.jpg', true, 'Previous design for 91 Raglan, designed by Onespace Unlimited for Camrost Felcorp'); return false;\"><span class=\"image-description\">Previous design for 91 Raglan, designed by Onespace Unlimited for Camrost Felcorp<\/span><\/p>\n<p dir=\"ltr\">The revised tower, now designed by\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/architectsalliance.7955\" target=\"_blank\">architects\u2014Alliance<\/a>, would rise to 107.5m with 305 condominium units, introduce 172m\u00b2 of retail, and reducing outdoor amenity space from 1.7m\u00b2 to 1.0m\u00b2 per unit. Three levels of underground parking would provide 61 vehicle spaces and 340 bicycle spaces. The 512 St Clair streetcar runs along St Clair Avenue with stops at Bathurst and Vaughan Road, along with local bus routes for additional surface transit options.<\/p>\n<p dir=\"ltr\">Other developments are at various stages nearby. Between the two sites, Raglan House is rising to 28 storeys. To the west,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/groove-urban-condominiums.39901\" target=\"_blank\">Groove Urban Condominiums<\/a> is rising to 15 storeys, and major proposals include\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/536-st-clair-west.49245\" target=\"_blank\">536 St Clair West<\/a> at 30 storeys,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/alfie-condos.42510\" target=\"_blank\">Alfie Condos<\/a> at 34 storeys, and\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/40-raglan.46191\" target=\"_blank\">40 Raglan<\/a> at 36 storeys. At Bathurst Street and St Clair,\u00a0<a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/foret.30470\" target=\"_blank\">For\u00eat<\/a> is underway, delivering three towers ranging from 35 to 41 storeys.<\/p>\n<p dir=\"ltr\">The application for 91 Raglan Avenue is scheduled to return to the Committee of Adjustment following a deferral in April, with a tentative hearing set for July 9, 2025.
